I attach our last email to the hotel: I am extremely unhappy with your response to my email and very disappointed in your dismissal of our experience. On the same evening just moments prior there were other guests in the lobby complaining to the staff about the poor conditions of the rooms. I’m somewhat confused by your final paragraph, appearing to challenge me to leave you a negative review in order for us to discuss this in public? I have contacted you in private by email because it is prudent to allow you to satisfy this matter in private. As a small business it is only fair to allow you to rectify this rather than drag your company name through the mud with derogatory reviews. As advised by the staff member who had told us management would be in touch to issue a refund we left confident that your levels of customer service were as to be expected. However, it would appear you are instructing your staff to lie regarding issuing a refund in a bid to get us off the premises for you to then refuse a refund, this is vile business practice. I do not feel you have addressed any of the issues i have raised with you and find your message unnecessarily convoluted, confrontational and quite frankly, rude, your hotel was not adequate and neither was the room sold to us, there is nothing to dispute regarding this. You yourself were not present at the hotel so your position on the situation is based entirely on what you believe to be true. I have no reason to ‘make this up’, my wife and I booked to stay at your hotel and ended up leaving in the middle of the night to drive two hours home, this isn’t opinion, it’s fact. If there was no issue with the room I would not have done this. Additionally, upon check in we were informed no money would be taken from our account until check out, you have still not even returned the £50 security deposit, which given the circumstances surrounding our request for a refund is a disgrace. Is it best business practice for you to dismiss a customers concerns, provide false information at check in and check out, and claim assured facts based on a situation you were not present for? Your staff member was made aware the noises my wife raised were of a consistent and disruptive nature and were not the sounds of people leaving and entering their rooms, so either they are lying to you or they lied to us, neither of which is a positive outcome. We are not happy with an offer of a discount on a future stay as your appalling responses have not assured us this is an isolated incident, as a matter of fact it would appear you give absolutely no care to whether or not your customers enjoy their stay with you or not, so long as you have their money and their security deposit it would seem! I still hold the hope you will acknowledge the failings of your hotel on this occasion and honour the refund as agreed by your staff member.
I'll start with the pros: As a single young woman travelling alone it's extremely important that accomodation feels safe and I definitely felt safe here. The location is great for getting to a variety of different places. The decor is modern and friendly, a vast difference to the outside of the building. I love the basement guest lounge/kitchen area, I was unsure at first because going down to a basement with strangers seemed like a questionable idea but it really is a lovely bright open space that encouraged friendly interactions between guests. My room was small but not cramped, it was perfect for my needs. The price is more than competitive for the area and quality of the hotel. The TV was nice and was able to log in to Netflix. [Edit: When I did see staff they were absolutely lovely, couldn't fault them] Now the cons: Reception is manned at very bizarre hours, there are no staff for the entirety of the check-in period. My room was very hot and stuffy with no way to get a draught in, I could cope for one night but I'm not sure I could handle any longer. My bathroom was tiny, I am by no means tall (5'6") but my knees hit the wall when sitting on the toilet, I'm concerned for any taller guests' ability to comfortably use the small space. None of the USB plugs in my room worked which was frustrating because I forgot to bring a plug. There was no refreshment tray or cups in the room so guests could only get hot drinks from the basement which is not open 24/7. The bed was like a rock and felt like I could feel every spring. The pillows were also tiny and very uncomfortable, I ended up using a decorative cushion instead. Despite having a double bed (a small double) and saying the room can sleep two, I genuinely don't know how two people would manage staying in there. Even a ground floor room seems inaccessible, or at the very least highly inconvenient, for anybody with mobility issues. Very thin walls, I could hear every time my neighbours used the bathroom. Overall: A decent budget hotel so long as you're happy with basic and clean. Good location. Not very disability friendly.

Great decor, very friendly staff. Though more of an expensive hostel than a hotel. The peckham rooms have been decorated brilliantly, we were really impressed with the feel of the place and the little touches, such as the breakfast bar clad in old scaffolding boards (sounds odd but looks very cool) However, the room was tiny, just enough room for a small double bed and a diminutive desk in a cubby hole, with a small toilet and shower room bolted on. The bed itself was a little dubious, we were a bit worried it was going to break in the night. Due to the creaking and straining. Very cheap feeling. Single glazed windows allowing all the outside sounds and loud conversations going on in the hallway on and off meant we had minimal sleep so not the greatest experience over all. The reason was felt it was more of a hostel ws due to the fact that some of the rooms have shared bathrooms so it's literally a small room with a bed in it, there's a communal area for making coffee and tea rather than the whole kettle set up thing as per normal hotel layout. You're also not allowed to take your key out with you when you leave... However, the breakfast was decent; lovely fresh eggs from a farm in stow on the wold for you to steam cook, bread for toast and croissants. Only improvement here would have been a bain Marie set up with bacon, scrambled eggs etc buffet style. Another positive note is security. The area its in isn't the best in London, but there's a very obvious and well set up cctv security system all in and around the building. Overall its a good place for a quick cheap feeling (not actually that cheap, compared to hotels in soho) , stopover, if you don't mind 45 mins on the tube to central London. However it lacks in a number of areas which would make it a place for people to seek out.
Overall, pretty good! Cons first: The rooms are small indeed, so I'd recommend getting the "Superior" rooms or higher-prized options, unless you're traveling solo. Furthermore, I'll have to say the street where the hotel is located is quite noisy - although if you're not too sensitive or comfortable sleeping with earplugs, this won't be an issue. The walls are relatively thin too and the doors are loud - this may get annoying if your neighbors are noisy. Lastly, the reception isn't open from 3-11PM, which I've found a little strange. Pros: The nearest TfL station (Queen's Road Peckham) is only a 3 min walk away, which is useful, and there are a few nice pubs and restaurants close by too. The breakfast was really nice, I haven't found anything here I didn't enjoy. The rooms, baths and beds were clean and well serviced. The beds were on the firm side, which I personally prefer. The bath especially is small, but quite modern, and the towels and hygiene supplies were of high quality, same goes for the bed sheets and pillows. The air con in our room was a life saver in the hot weather, and it had a timer and a sleep mode too. Staff was super helpful and friendly across the board! All in all, I'd recommend Peckham Rooms to anyone looking to spend a couple of days in London without breaking the bank - this isn't a luxury hotel, but more than adequate for its location and price :)

I was pleasantly surprised by room, true it was small but for just myself it was perfect ( maybe only book alone or if in a couple) even though the room should’ve been quite warm I was provided with a fan which cooled it right down. Decor was absolutely stunning a beautiful combination of modern hotel with the traditional African decor that really added character the place, room was spotlessly clean as was the en suite. Breakfast cost only £5 and it was delish with fresh pastries a lovely common dining area decorating once again to perfection I really enjoyed the recycling and the steps they took with wooden spoons etc. also their coffee is to die for. My only cons to this hotel would have to be the location, as a single young lady walking from the train station late to the hotel there was quite a lot of commotion walking through town and didn’t feel like a very safe environment. So would prepare for that however sainsburys just down the road from the hotel and once inside couldn’t feel safer and more at home! Thank you for an amazing stay.

We stayed for 3 nights in this hotel. First, we had booked a room with a so-called "king size" bed but we ended up with a normal bed. Also, our first the reception being closed until 23pm we had to wait. I do not recommend this hotel which is located very far from the centre or 30 to 50 minutes by bus. In addition, the price for 3 nights is exorbitant given the level of the hotel. Only positive point, the receptionist and assistance are very responsive room was on the street. She was poorly isolated and we heard everything that was happening outside (located next to the police so we hear the sirens 20 times in 1 hour). So we asked to change rooms, this was granted to us. The second room very poorly insulated, we heard our neighbours as if they were with us in the room. Finally, on the last night, we were deactivated the room cards without explaining that another card was provided in a locker so that we could return in the evening, the reception being closed until 23pm we had to wait. I do not recommend this hotel which is located very far from the centre or 30 to 50 minutes by bus. In addition, the price for 3 nights is exorbitant given the level of the hotel. Fantastic little unassuming hotel in excellent location in Peckham near to trendy restaurants & bars. Stayed for 2 nights in Oct as was working in the area. Booked an en suite double with local afropean fabrics & a fab rainforest shower. Bed was really comfy & room really clean. Even had cruelty free, environmentally friendly toiletries I chose a room with a window but it was a tad noisy (the hotel is on a main Rd) so would recommend a room without a window or earplugs if ur a light sleeper! Lovely trendy communal dining area with free tea & proper coffee & a lovely continental breakfast each morning. One morning I was out to work before breakfast was on and when I went down to make a quick coffee to go the lovely lady insisted I took a croissant for the rd. Staff really lovely and helpful Got a great deal by booking directly with the hotel website They don't do food (but snacks are on sale) but they leave you a list of recommendations in the local area & you can bring food in an eat in the communal area. I hdlad delicious sourdough pizza from Mama Doughs Would definitely stay again & really excellent value for money. Thanks guys!

Not impressed with this hotel. Rooms nothing like as described. Insisted we were in a Savannah deluxe but it was a tiny panic room with no windows. Room pics showed it was top floor with velux windows!! Wrong square footage listed and certainly did not have a lounge area or microwave!?? No reception after 3pm and ignored "emergency phone". Room also stunk of canabis which they admitted and had charged previous guest. It should have been aired properly before being used! Moved us for 2nd night (even though they insisted we had the correct size room to start). This room WAS on top floor, with windows but still very basic. Lower level rooms VERY noisy. Beds not comfortable. Old sprung type mattresses. Clean but basic and misleading. A VERY disappointing anniversary stay and the hotel have refused outright to reduce our room rate for the first night in the bad room!

We chose to stay at Peckham Room Hotel based off what we saw on Expedia. However, when we arrived it appeared to be a different hotel. Rooms were nothing like the pictures. Rooms we super small, bed was extremely uncomfortable. It was so loud at night that sleep was impossible- Bar across the street, traffic, sirens coming through our broken window. We brought this issue up to the staff and they would not change us to an alternate room based on the excuse that they were fully booked (even though we never saw 1 other guest when we were there). All in all, don’t book this hotel. I’ve never left a review on anything but I think this one is warranted- You’re trip to London will be negatively impacted if you choose to stay at this hotel.

For the price that I paid for it, the overall experience was quite bad. The bathroom wasn't designed properly. It felt like nobody had even tried using it before. There were no clothes hangers in the bathroom and the sink would constantly flood once run for 10 seconds. I asked the receptionist to look into it but there was absolutely nothing done. The walls of the room were quite thin and footsteps from the corridor were easily heard. This caused a lot of disturbance during night and early mornings. The bed felt quite cheap and creaked constantly. The pillows were horrendous, to the point that it was more comfortable sleeping without any pillows.

The hotel was easy to find and reach, we found no staff when checking in or during our whole stay. The place looks spectacular for a cheap stay, well decorated and renovated infrastructure, and a beautiful breakfast lounge/lobby area. Everything was taken care of before we reached, and everything felt like self-service and reminded of an air B&B. Very clean and warm, we visited during Christmas and it was -5° in the mornings. So the warmth in the rooms helped a lot. Loved the stay, and would recommend it to everyone who doesn't mind cheap, small rooms to stay in. I would love to come back next winter.

Simply put, was ok. Pretty mixed bag. Served a purpose. Pros - easy check in and good process to check in and out. - safe rooms. - friendly staff - clean rooms - good shower Cons - mattress and beds are poor. Really stiff and uncomfortable. - single glazing, very cold in our room (ground floor road facing). - loud. mainly because our room was just off the main entrance and in a high traffic area. - was charged £260 for 2no nights over a weekend. Which upon reflection isnt a great deal for the space. Would perhaps come again if needed cheap accomodation in London, but the beds were seriously poor quality and would hope they improve them in future.

I had the same issues as another reviewer, James hobden (so it was ridiculously hot with single glazed windows so you hear everything and can't sleep). But I also found the mattress uncomfortable and the "deluxe" room very cramped. There was only one mirror to get ready with and the light was so bright it was hard to put make up on. Our room is poorly positioned to the front of the hotel, where people outside are smoking, so not only are you hot and it's loud, you had the smell too. Didn't make it through the night and have been trying to talk to a manager to no avail!
I give this hotel 3 starts because it’s very clean and nice and spacious and I absolutely loved the bathroom however I stayed there on the 6th September and it’s not October and I still haven’t received my £50 deposit I’ve rang and rang multiple times sometimes no one answers other days I get lucky and all they say is they will look into this and phone be back we’ll that was 2 days ago. What’s going on ? You can’t treat your customers like this.

I would have given three stars, However I took one star off because of the comfort of this pull out sofa that we were sleeping on that resembled a bed, the mattress was very uncomfortable. The hotel is really cute and quaint but they need carpeting in the hallway and on the stairs to cut down the noise of people walking. I would stay there again because of the price , but i know that I will not get any rest. If peace and quiet is what your looking for, this is not the place.
Recommend for staying. Modern rooms, free coffee and tea all day long. WiFi works well everywhere. Is being renovated so will improve even more. Note: very light sleepers might have difficulty with the police station sirens. Will not affect the average person at all as windows are well isolated and modern.

Unprofessional and didn't help me one bit, rang up this morning explaining I didn't have my debit card and told them I had cash on me and they said it was fine and get to the property and because I didn't have it for ID they would book me in, so had to go outside and find somewhere else to stay when your a stranger to London and you don't know the place its scary, I wouldnt recommended this hotel to anyone.

The room was unusually hot but I couldn’t see any radiators to turn the heat off. The air vents where full of thick dust which made the air heavy, I woke up with really puffy eyes feeling irritated. The floor looked like it had not been hoovered before my stay. Just felt dirty and unclean, so all in all not a great stay to be honest. Not worth the money in my opinion.
Stayed here whilst my house was being refurbished. Compact boutique splendour. Loved the details and breakfast was a bargain. Great touches liked the farm eggs and ricotta cheese, good coffee. Bargain £5 breakfast. Big thanks to friendly staff!!!! Will send my folks next time they stay!! Recommend the Still Room for lunch up the road!
Is is nicely placed. About 15 min from the center ( with a train ). If you're just there to sleep and otherwise visit london, it is a great cheap place. The rooms are a little noisy. You can hear everything from outside. And also, there is a club right next to the place. So, if you're not s deep sleeper it's going to bother yoh

Brand new jeans gets flicked from the hotel room clothes cupboard!!! And the staff simply says the housekeeping would have thrown it away!! Ahgast and shocked at the unkind and insenstive response. Beware stuff gets stolen and staff aint bothered!! They refuse to check their camera as well!

Exceptional would be the word to describe our experience. The rooms were super clean, staffs were very friendly and Marion was an incredible host manager. He made our stay totally worth it!!! I'll absolutely come back and you should too... :)
The rooms are very nice and clean but be aware of the shared bathroom. If you do not want to share this upgrade to a more expensie room. Also the room is very warm when you arrive which in my opinion isn't very convenient to sleep in.

Friendly staff and extremely clean hotel. However the noise entering the room though the window was very obvious. If they changed the Window it would be perfect. Overal, you get the value that you paid for.

I got a room in peckham for almost 4 days it was really uncomfortable, the room was really small really small. And Also for the bathroom. We barely fit with our luggage.
Small room but clean and comfortable, ok for overnight. No opening window but fan provided thankfully. Good choice on self service breakfast. Parking difficult.

Very lovely place ,great customer services,lovely supervisor but no toothpaste in the bathroom and no AC in double room
Loved it . Large well presented clean rooms . Staff so helpful. Sadly no parking . But well worth staying there

Room 14 is fab. Nowhere else have I had a fire exit schematic showing a room with its very own floor!
Tidy, modern and friendly place to stay although don't be expecting an extravagant breakfast.
