I would give this company zero stars if I could. You can never get a hold of anyone. Property Managers work from home, leasing is in Chicago, maintenance is out of Vegas. You will spend an hour on hold and that's if they answer, you can send tons of emails that go unanswered. They possibly have the worst maintenance in the world. The home I have been renting for the past 4 yrs is a disaster at this moment. This home has had a lot of leaks, causing mold issues, damaged flooring and ceilings. A month ago our water heater which is upstairs, pipe busted. Water was everywhere. It damaged loft, son's room, room water heater is in, ran down into ceiling in utility room, garage, kitchen, half bath.They have fixed water heater. They had someone tear out floors mentioned above. And once they took floor out in bathroom we finally figured out why that floor was always wet. The toilet was never connect to house sewer. So now we have an open sewer line. Then when we thought they would help by transferring us. That now is a new nightmare. With new problems. New home we are moving into smells so bad of smoke. We tried just dealing with it and tried to paint before we move in. And we are now being treated like bad people for doing so. And a maintenance supervisor (so he said) had the nerve to light a cigarette in front of us at soon to be new home. If you want a better understanding of how bad this company is google there name and hit all other links and big one look at their BBB page. 830 complaints about maintenance and other issues. Avoid them if you can!!! Here is some pictures from home we are trying to get out of. And one photo of one of their maintenance men smoking on new property. And they even stuck a coming soon sign in yard after they got another deposit and pro rated rent, and signed lease.
Update - I'm changing my review from a 1 to a 3 since they responded to me via phone, listened to my concerns, and fixed the issues we still had. However, I'm still leaving my initial review so my update has a background. My advice to future renters would be to make sure you stay in constant contact for work orders, keep emails and take pictures if need be. We have lived here for 5 years now and I would NOT recommend renting from AMH. They only fix the bare minimum to cut costs. In the past year and a half, we have had leaks from our dishwasher, garbage disposal, sink and have done multiple work orders. I told them over and over I could smell mold, and my kids are allergic, so I know its there. All to which they only approved work orders for the bare minimum done to "fix" it. Replacing wood that had wood rot from leaks and hiding the mold. The dishwasher had a second leak, and when maintenance came out to repair, they found mold. They had a company come out and do mold remediation and left us without a kitchen for 10 days. The mold was over 8 feet in length and about 4 feet high. They never apologized for not repairing it completely. I apologized how sick it made my family, its been a month since its been fixed, and never responded to any of my emails. I requested rent credit from when we were left without a kitchen for 10 days due to their negligence. I wish I could post pictures of how much mold their was because it's unbelievable and one of the worst things we have gone through with no response or support from the landlord.
This has been the worst rental company I have had to deal with. From not fixing issues/inspecting prior to moving in, to never being able to get ahold of our "Property Manager", Michael Dilk. In the 1 year we rented, he had our furnace stop working(during winter), and our hot water heater stop working. Both times, took about 4 - 5 days for them to fix! The house was not properly insulated, so heating and cooling was expensive. Upon moving out, they tried to charge us over $150 to paint over where we had wall mounts, but gave us no paint or information on what paint to use?? Also, $90 to clean the oven, that wasn't even that dirty! Ridiculous. Oh, and to replace the oven bulb that never worked in the first place! Another shady thing this company does, is when you have to pay your last utility bill(which runs through their own system so you don't get billed directly from the utility company), if your lease is up before the utility company reads the meter, you will be charged an estimated amount, regardless if you occupied the home or not. Even though we only lived in the home for 5 days of the last month, our bill was more than the previous month where we occupied the entire month! Now I can't get ahold of any Property Manager as the phone automatically connects to voicemail. Terrible experience, terrible management. Would not reccomend or rent from AH4R again.
The property manager never answered the phone the entire year I rented. The home had several damaged items that they did not fix. Went a week with no hot water during the winter. Any time an issue needed fixed someone else at AMH would have to put the request in instead of my property manager. You do not pay your own utility bill. They will charge you a fee and then pay it themselves which means you will be overpaying your utilities. This is another typical rental company that only wants to screw customers any way they can for profit. The property I rented was 1550 a month and they have since raised it to 1700+ after one year... which it is definitely not worth. The home has no electric boxes on the ceiling for lights/fans in any of the bedrooms and is terribly insulated. The home is 5973 Redcliff N ln. After moving out we are being charged 150 dollars to paint? If that was part of the deal then where is the paint? We are also being charged for a small amount of dust on the wall and a light bulb, and oven needing cleaned. The master bedroom door does not close because previous tenants kicked it in and painted over the damage? The oven and microwave was dirty when moving in. The kitchen has water staining on the ceiling from a leaky bathroom that did leak again while there and nothing was done about it when making a repair request.
I didn’t expect to receive such wonderful service from such a big company. The whole process was very refreshingly simple. Despite my pickiness and having to change some things up before officially signing a lease. I wouldn’t think most would be this patient based on my experience and that’s thanks to a lovely leasing specialist Kalei Malic i will talk about more shortly. Finding a great new home this time around was especially important; due to a tragic loss in my little family. It was now just me, my daughter, our pup and I. I was terrified making any decisions without my husband now and we needed a fresh start. A home that we would feel comfortable in and move forward. And I’d like to specifically mention one person (and can’t say this enough) ; Kalei Malic - leasing specialist, working with Kalei has been an absolute pleasure and treat. She has been quick, thorough, and kind to work with, to respond and address my questions / concerns. It didn’t matter what time or day of the week it was. Kalei made this the best experience possible to find us our fresh start, home. And lastly, Thanks to AMH for having such a great team, process, and overall just providing and implementing these good experiences.

I rented a house from AH4R in Indianapolis, IN for a year. When I moved in the house it wasn't cleaned so I was cleaning and moving in at the same time. There were several repairs needed and it always took several months before they were repaired. You had to contact the maintenance department several times. Now it time for me to move out and they give you a list of items to do. I cleaned the house which took me 3 days and had the yard cut. For me all things were done that was on the list. However their inspector had other ideas. Somehow the house was not clean enough and I was charged $150, 5 light bulbs were missing $36 ( they were working when I left), there was a black smudge on the front door from their lockbox which was dirty and black $6 and the smoke detector was bleeping $5. I couldn't reach the smoke detector was on a 20ft ceiling. These charges were deduced from my security deposit. I'm not a happy person as I feel I followed their instructions and they get to keep part of my deposit. I wouldn't recommend anyone to rent from this management company.
I have been renting from this company for a few years. I Try to make sure that the home I rent is well taken care of. Like every company, there are pros and cons, but the pros outweigh the cons. I am glad that they were able to meet certain accommodations. If only they could fix the communication issue that they have With the tenants, In regards to maintenance request, Getting things done done in a timely manner, I feel they would be a great company to rent from. Sometimes You just have to nag on them a little bit to get them to come back out for a follow up that was Needed, but once they come out Everything is good. I’m writing this for what it is and my Honest experience. :) i take pride in my home that i rent and just want it to be well kept.
First, my life has been very busy these past 2 months and I've needed to move on top of all the business. Thankfully, AMH has a fully functional online rental system. I did not have to take even an hour off of work to complete the process. It's both strange and convenient that I'm now living in my new rental house without ever meeting a representative from AMH. Very satisfied with AMH service all around. Friendly and accommodating customer service, Brandon and Brooke, available to answer my questions. Phillip from maintenance is a rockstar! He gave me honest peace of mind and was extremely timely and thorough. Would recommend AMH to all
I would love to recognize Jeremy, our maintenance man, & April , our property manager, for taking care of a huge trash issue that’s been problematic for quite sometime. Jeremy went out of his way to make sure I had my correct property manager. I understand this has nothing to do with his daily duties , but I am so thankful he pointed me in the right direction. April was so kind to fix our issue & to be so informative with our current situation. Our trash issue is now on the right track thanks to these two. FIVE STAR TEAM !! If I could give them a 10 , I would. AH4R is lucky to have them apart of their team.
Earlier today, Marcus replaced our five smoke detectors and one carbon monoxide detector. He was quick, efficient, informative and very friendly. Marcus also placed the carbon monoxide detector at chest level next to the garage door which he explained is where it should be. He explained that the detector's prior location, above the door leading to the garage, was not a good spot because by the time the detector went off my family would have breathed in a fair amount of carbon monoxide. Thank you for calling us prior to your arrival, and getting the work done in a very timely fashion.
Overall, I would give AH4R 2 stars. My lease just ended after 5 years. The beginning was a complete mess. I honestly didn’t even know I had a property manager lol. I never knew who to contact with concerns. Then, about 4 years ago, Mike Dilk (Indianapolis) became my property manager and has been a true blessing to work with. He always listens to your concerns and addresses them. He is knowledgeable, friendly and a pleasure to work with. He would always return phone calls or emails within 24 hours. He truly cares about his tenants. Mike deserves 5 stars ⭐️⭐️⭐️⭐️⭐️
Out of many experiences I've had with renting homes, this has probably been the worst. Home wasn't very clean when we moved in, customer service prior to move-in was sub-par. Repair/request process was a joke. There were a few maintenance requests we put in and never received or it would be weeks before they would fix. Paint splatter on the ground from the paint job before move-in. Now that we have moved out, we are being charged for stupid items from the inspection such as a light bulb... highly don't recommend this property management company.
I just wanted to share on here about a wonderful employee you have and her name is Brittany Wetzel. She is probably the most honest person I have ever dealt with. She told me 100% of the truth 100% of the time during my experience. She'd bend over backwards and probably do cartwheels if she knew it would've made my stay a more pleasurable one. If I would ever need to rent a home again, I would definitely go through American homes for rent again and hopefully be able to work with Brittany again. Thank you again from the bottom of my heart.

He always answers and if not, gets right back with me rather quickly. He handles every need and request with ease and within unbelievable timing. As I arrived home, Molly, from AH4R, was installing the lockbox in preparation for my moving out at the end of my lease in June. The timing was perfect because she was able to answer my many questions very thoroughly on an in-person basis. She was friendly, pleasant, efficient, and very respectful of my personal space. I feel confident that she will communicate any remaining questions I had to the appropriate people. Thank you, Molly, for your help in easing some of my moving anxiety!!

Mike Dilk always does a great and wonderful job helping with the needs of my account with my family. Since he has been assigned to my account, any and everything that is needed for us, the response is always positive, quick and helpful. He is overall very good at communicating with people who have a lot of questions or concerns. I think he is a great communicator and he is very knowledgeable about what is happening in our needs and wants.
Absolute trash company to rent from. Can I give zero stars? We rented from them for about 10 years, and had hassle after hassle. Calls weren't returned, online service requests were ignored, and the local (Indianapolis) employees (Erin C and Mike D, and others) were difficult to reach and more difficult to work with. If you're planning on renting from them, find someone else. You'll regret it. Miserable company to deal with.
We rented from American homes for rent for the past year and it has been great! The house was pristine when we moved in. Everyone was super responsive and if we ever had an issue, someone was always sent out promptly. Our property manager Brittany was awesome to deal with for both move in and move out. I’m used to property managers changing every month and it was nice to not see that. I would definitely rent from them again!
Kevin has done an excellent job fixing our kitchen and any other issues around the house. He is always professional and knowledgeable. He did a great job keeping up with all of the contractors and checking in to make sure everything was done correctly. He is responsible for maintaining a lot of houses, but he is always quick to respond and handle any problems we are having. AMH is lucky to have him.
Best Maintenance worker we’ve had yet. Very nice guy. Comes in and is straight to the point and leaves lasting fixes. Fixed a shelf that fell in the closet and made it sturdy as ever and showed me it could hold his weight before leaving. Recently fixed the bathroom towel holder that didn’t have a stud and made it just as sturdy. Does a fantastic job and has a great understanding of what he is doing.
Terrible company to do business with. All business is done through a website that is difficult to navigate. I finally rented a house and moved in. I thought I had auto payments set up for my rent payments. Last week I received a notice that I was being evicted because my rent was 3 weeks late. No one ever told me that there was a problem with my auto payment. I will move just as soon as possible!!!
Adam, the maintenance technician, is amazing!!! he has been to our house multiple times for various issues over the last five years, and always does great job! The company as a whole can be slow to get repairs done. You really have to stay on them to get things fixed. The old adage of a squeaky wheel gets the grease is very appropriate for this company since we’ve been living in one of the rentals.
The maintenance request/process could certainly be improved. However, Brittany is the shining star in making this renting experience the smoothest it could be. She is prompt, kind, fair, and is always successful in smoothing over any issue I’ve ever had in my 2 years of renting, even beyond the move out process! I truly appreciate her customer service and dedication to resident satisfaction.
I had a conversation with Brittany and immediately after hearing my concerns she had a solution and even immediately followed up in writing what we discussed in an email. We’ve been with AMH for about six years and I’ve never had such an amazing experience. She is a jewel that this company definitely needs to value and hold on to and I don’t say that lightly. Brittany Wetzel is THE BEST property manager. We’ve lived in our home now for 2 years and have nothing but good things to say. They leave you alone, don’t bother you with random inspections. Are really prompt with maintenance requests. Wanting to move into a bigger home when my lease ends and they’ve been great about walking me through the process to transfer. 10/10

Kevin did an awesome job, I contacted him as soon as I noticed the issue with the refrigerator and he came right away and checked out the issue and replaced the refrigerator I also had him look at the leak and had a plumber come the next day!!! and Kevin communicated the whole time and followed up to make sure everything was good.

Molly the field tech with AMH has been incredibly helpful with information on the move-out process. In the 5 years we have rented with AMH Molly has been by far the most helpful associate we have dealt with. AMH can be very challenging to get ahold of but Molly is always very quick to respond personally and professionally!!
We have leased at one other place since being here in Indiana and by far AMH has proven to be professional and very pleasant to work with. Tony Kelly the Maintenance Technician came by to check on everything. Any concerns we had he addressed immediately and resolved them. If your looking to lease definitely choose AMH.

We started with AMH about 4 years ago and have had decent management in the past but Brittany W ( Fishers, IN ) is the BEST ! She actually takes the time and responds promptly when there's something that needs to be addressed . She's definitely an asset to AMH.
My most recent experience with AH4R was excellent. Marcus Jones put in new toilets and fixed my air conditioning. There’s nothing he can’t do! He is very thorough, conscientious, respectful and very knowledgeable. I appreciate him and everything he’s done.
Brittany Wetzel has been amazing! As a leasing agent, she has been so helpful and kind in resolving some issues that happened with our utility setup. She went above and beyond to get the matter fixed right away! It's nice to know that she has our back!
