I do not wish to disclose the name but can do privately. Very unpleasant experience at an inspection. Where i showed up independently as an investor and cousin of mine was inspecting independently as a first home buyer. And the agent was pointing finger at my cousin and me for "bringing me" (when i am an independent inspector) without notifying them due to covid protocol and lecturing us on breaking the rules. Mind you we had masks on and our own sanitizers handy, while they had no checkin barcode or sanitizer for viewers. I would have instead appreciated a gentle conversation from him to organise a booking for my inspection. Would have gladly come at later time. I even kindly offered the agent that if its a trouble for him, i will not continue with inspection. But instead he chose to abruptly in loud tone point fingers at us and blaming us for breaking rules. Also while taking the name down he surprisingly looks at me and asks if that is my name on my licence as its too short and goes on to ask where I work etc. However a second agent present there Mr Melvyn on the other hand was extremely graceful in showing the property and kind behaviour. I have had a pleasant experience in past with your company. But extremely opposite this time.

We contacted Ray Denkha about 2 years ago initially for a general appraisal query on our property in Stanhope Gardens. He was a thorough professional and extremely friendly. We were very impressed by his professionalism, therefore, we again contacted Ray for selling our property in Feb 2019. He helped us from day 1 of the process of selling our property by using his professional contacts for various services we needed before our home was put on the market. He was extremely patient with our queries once the house was available on the market for selling. Ray kept us informed all throughout the process and was empathetic to meet our requirements. Our home was sold at the expected price even with the current housing market situation. Ray understands buyer's well and applies his marketing skills efficiently. My 1st intro to Alan and the team @ A Merton was few years back when i toyed with idea of buying an investment property. Alan is worth his weight in platinum for the service and help he rendered. I would not recommend them at all, zero star for them, do not rent from this real estate. We have rented from them for 3 years. They haven’t provided us bond money back. Because we have taken on shared lease and they haven’t updated the documentation in their system. Bond is still on previous person name as they told us they have transferred bond money on our name. I have emailed them so many times but didn’t get any reply back. I would suggest your agency to do official work carefully and not just saying that u did everything and don’t worry. Also return the hard working people their money on time. We have submitted $2000 bond money which is not a small amount for us. We are suffering from stress as we have done all the official cleaning of house also, leave the premises in same condition as we got, so that we will get bond back. But still no bond return after so many months. Please do not rent from them. The agents William and Jenny didn’t listen or respond to your emails. We have got refund of bond after all emails the matter sorted out. Thanks william.

Absolutely horrible experience with this real estate company. Avoid this place if you like a professional, quality real estate who will properly manage the bridge between owner and tenants. This real estate has allowed the owner of the property to walk all over them, hasn’t stuck up for our family in the exit process, and has essentially allowed the owner to abuse their position and try to keep our bond for silly reasons such as “exterior orange brick needs power washing, entire interior needs a repaint, bathroom sink needs replacing” after our 4 year lease with 6 adults and 2 children living in the house. Wear and tear is apparently not a thing, and the owner has tried to claim that we owe $4,000, including keeping our bond for renovations we can see he’s made when they’ve re-listed the house. They’ve been incredibly unprofessional through the entire process. Our family is glad to be past this nightmare of a process, and happy to never have to deal with Jenny or William again. We don’t wish our experience on anyone.

Selling your home and buying another; it's a very stressful time. That's why you need the best real estate guy! Meeting Ray for the first time I thought he was very quiet and calm and observant to everything we were saying, trying to get everything in, he seemed a very nice polite man. He told me that he might seem very quiet but that he worked hard and he will works his best for my property (Erskine Park). It didn't take long for me to see that!! Ray sold my house in within the 2 weeks in the Christmas and New Years Eve period when everyone thinks of holidays and partying! I do not recommend this agency. Allan Green and Melvyn Mak were the sale agents of my apartment located in Prospect 2148. They were given much more extra time above 90 days of agreed sale contract time but were unable to sell my place. Moreover, a sale contract was signed, after I reduced $20k of what I expected but still they were unable to get the deal through. They were not able to sat down with buyer during the cool off period and convince them about strata issue which was explained to Mr. Green verbally well in advance. Finally, sale was cancelled. Units have been selling in our complex under the same strata agency. They wanted me to return the 0.25 % deposit which I did being nice but they wanted to save their back. If you choose them, keep this in mind they will listen to the buyer not vendor.

I wouldnt recommend this agency. They didnt return the bond money of my friend . She lived in stanbury with this agency for 3 years lease .But because of there lack of documentation they saying they cant return the bond which is $2000. Everything was perfect in house at the end of the lease . They dont do work carefully. If you guys want to rent be careful with these people who keep the hardworking money of people. I would suggest to agency that you should focus on the documentation . You cant say to the tenant that because of missing form you cant return bond. There should be no hurdle as you said that there is one hurdle ( William Marcus) & ( Jenny). You should work by yourself by updating in system the lease transfer paper work and return the money back.

I wish I could give more than 5 stars as this just does not do justice to the level of professionalism I received from Ray Denkha, after getting all the normal real estate agents out and then meeting ray from Andrew Merton real estate, I knew I had found my guy, from the very start he had told me what he was going to try and achieve for my family, and he delivered in spades, selling our first family home above what we were expecting, so thank you Ray we very much appreciate all you did for us and going above and beyond after normal work hours to lock in buyers that had a busy schedule, if you are looking for a honest,professional team to sell your house without all the smoke and mirrors I highly recommend ray from Andrew Merton real estate.

Tushar assisted us to sell our property in Bungarribee and also to secure a prime block of land in Schofields. We found Tushar very straight forward and honest with his approach to selling.  We followed his advice & judgment and presented the property as we agreed to give it the best chance of selling.  We were pleasantly surprised when we received decent strong offers in the first open home and accepted the offer on the same day.  Everything went smoothly and start to finish took no more than 6 weeks. The qualities that Tushar impressed us with are transparency and honesty. No false hopes and a very professional down to earth person. I would highly recommend Tushar to any future seller/purchaser if they require a great level of service.

We dealt with Ray Denkha for the sale of our house. We had a simultaneous settlement as we purchase a larger house as well. I have to say we went through some up's and down's in the process but Ray has always been with us through it all. We could easily contact him even outside work hours. He'd go out of his way to be able to contact our purchaser when we needed an urgent response (that was, instead of going thru their solicitor). Up until the end of the process, when things were looking a bit dim, Ray turned it around and figured out a way for us to finally settle and move in onto our new house. I could never thank him enough. Certainly one of the few agents out there who passionately help people out and never just do it for the money!

Worst experience with a real estate agent of my life. My rental application was being dragged on and i was kept being told i have been approved over and over. but when i asked for the approval letter and asked any it was taking so long, i got and abrupt "owner decided to go with a different application' and got hung up on my face. white i understand the owner rejecting my application. i do not understand why i was treated so rudely. When I'm in the market to buy a properly, the last place will be this one.I will not recommend this real estate to anyone.

I tried calling you several times to talk to you about the incident which happened earlier this year but you never picked up or responded to my calls or text. You need to be more responsive to text and calls. After that, I never went back to inspect any properties that were being sold in the market under your banner. My only suggestion is that you should have a transparent and formal method to receive offers.

Disgusting Real Estate they manage the rental property next to mine I complained to them last month that waste water was coming into my property I was told the owner didn't want to spend any money as its was being knock down n rebuilt tenants moved out then Andrew Merton real estate moved new tenants in knowing it had not been repaired & now again I have waste water coming into my property Andrew Merton has ignored my 3 phone calls absolutely disgusting behaviour would not recommend this Real Estate to anyone

We, newbies in Sydney had recently bought a property through Ray and we are truly happy with the assistance he had provided. He had been exceptional in giving us the right information whenever needed and he had been honest and diligent throughout the process.With him we felt like a friend was guiding us the whole time and he truly had become our friend now. While they were very prompt at fixing issues with the rental premises their receptionist is very rude and unprofessional. They lost the keys to the property and tried to blame me and say that the cost of replacing the keys needed to be taken out of the bond, even though they leased the property to someone else which they would've needed the keys to be able to show new tennants in. They dragged out the refund of the bond for 2 months. I would not use this real estate again.

Had a leak in the bathroom that leaked into the next room. Contacted agency and landlord to have the issue resovled and nothing . 6 months later we decided to move out because we couldnt use that room for 6months and no compensation from anyone. Now its taken over a month for us to get our bond back and still nothing. Now they dont answer our calls and the lady at the office is plain rude just hanging up when we dial in to chase up what is ours . Very disappointed

My family has now sold 4 houses through Andrew and have been very very satisfied with their professional, attention to our needs which on this occasion were very difficult because of a serious health problem. However Andrew and Praveen showed compassion and understanding while dealing with us allowed us the time to recover and supported us when we were ready to sell again. Unreliable Leasing Agent!!! They may be good on selling property but not on renting. We bought our investment property from Andrew Merton and got them to lease as well, everything was good at first but when the rental started, pay is always delay, we have to chase them every single forthnight for the statement and money. Too many unreasonable reasons and alibi's. Andrew Merton you have to do something on your RENTAL TEAM!!!

As a home buyer I'm please to say I had no major issues dealing with Andrew & Christina. I didn't at any point in the buying process feel I was being played against other buyers or made to feel that I needed to up my Offer price.
