I am not the type of person that normally writes reviews, especially negative ones, but I really feel that I need to warn people about this agent. For the last 18 months we have been subjected to the most unreasonable treatment from Belle Property, which was made worse by the owners who left our house unsafe for months at a time. Belle Property allowed the owner to make repairs to our house that he was not qualified to perform. As a result we have had to live with a staircase that our young children could have fallen down, improper light and fans in our showers that explode above our heads, no fire alarm as they would not come and service it after we complained it was going off every night at 3 am, and many other repairs that were not seen to. In addition, Belle Property are exceptionally unrealistic in their expectations of tenants. They do not accept the Government guide to Fair Wear and Tear and use bullying tactics with your bond to influence their tenants to spend huge amounts of time and money to meet these. As an example, the outgoing inspection noted "cobwebs outside on the eaves of the roof". I really feel sorry for the next tenants of this property, and for anyone that is fooled into renting through this agency. I have never had issues before, I have paid a premium rent above and beyond the market rate ($2000 per week) and even now after we have moved out I continue to be threatened and harassed by these people. Renter beware.

Josh Perry assisted by Daniel Hindmarsh recently sold our property at 42-44 Lindley ave in Narrabeen. It was a challenging sale as the property was 2 blocks on separate titles but one house. The house looks north over Narrabeen lake and is more like a resort. We had a 10 week campaign with only limited success but Josh maintained a positive approach throughout. The campaign was just about over and the Real Estate downturn was happening. It was looking quite disappointing. Never giving up, Josh performed magic and pulled some buyers out of the air. We sold the property shortly after the inspection for a record price for Lindley Ave even though the market had collapsed. Josh is friendly, professional, ethical and communicative. I have been looking to purchase an apartment on the Northern Beaches for a while in which I meet Cameron Macdonald one day at an open for inspection. Having had a brief discussion on what I was looking for and my budget, Cameron contacted me the following week to go through listings that he had in detail with me. He explained the price range and gave comparisons to other apartments in the area, and also gave me alternative options that were similar and in the same area. In any case, we are currently about to secure our first apartment after months of searching. Cameron is by far the best agent I have dealt with on the Northern Beaches and his due diligence he undertakes on the property is second to none. Belle Property Mona Vale and James Ramsay in particular are truly the best agents I have ever dealt with. From a renter to others, be very careful! On your ingoing report take more photos than you think necessary. Document everything. When you get to the property and its disgusting and the owner has left belongings behind DONT MOVE IN. Make them professionally clean the place. They will say the classic "that's fine just leave it how it was when you moved in" then regardless of proof when you move out they will charge you a ridiculous cleaning fee after you leave it in the same or better condition. I understand there aren't other options and you may get stuck with these guys. Don't let them cheat you out of your money

Jess Wilkinson is our property manager & she has excellent communication skills & always follows up any concerns or questions we have. Inspections are carried out as per our agreement & Jess is always quick to attend to any requests we have. Belle’s Rental Team are so disappointing - Over the past year there have been financial errors in reports, inability to organise tradespeople efficiently, lack of communication with tenants , slow response to emails and terrible recommendations of trades to use. I think the staff in rental department are just over loaded and have little time to deal with matters properly. They seem to burn out and leave. For an “ elite” agency BELLE are not worth the higher costs associated with using them.

I have been in customer service professional roles for over 40 years . Josh Perry offers exemplary service with constant timely updates and great communication skills backed uo by his team in the office who couldnt be more helpful . On top of that Josh worked hard to achieve the best possible result on my late mothers villa on narrabeen peninsular ,. Belle property Monavale This is my 3 rd years Belle property managing my unit. The first time I met Jo Packham I knew it that I have found the right agent. The Best Agents I have ever deal with. Amelia Wrightson you are awesome, nothing seams to be a problem. I felt able to talk to Amelia about anything related to the property and any concerns, I belived Amelia really managed everything in the best interest of both the owner and tenants.

Selling a family home can be a traumatic experience but our recent engagement with John Athis at Belle Property Mona Vale proved to be a seemless and rewarding experience. John found the right buyer who was seeking a quick settlement and offering an excellent price. John acted in a highly professionally manner and both he and his team guided us through all aspects of home preparation, styling and marketing to achieve a great result.

To their credit they are quite responsive and solve problems with the property very well. However, their financial management systems are appalling - multiple bills for the same thing, with the same invoice numbers, but claiming different amount are sent. You receive these multiples bills for the same thing via email, text and post and nothing every reconciles accurately... Then they debit whatever they want regardless of accuracy.

We have had loads of major building renovations to our rental property which has been very challenging. we would have left if it was not handled professionally by Amelia Wrightson the property manager. She has shown great skills in communication and empathy for our situation and we can highly recomend her to any future clients.The property sale was also handeled with integrety and support to the tenants. My criteria has been challenging but this has not stopped them from getting all their staff on board. Always reliable, enthusiastic and extremely professional. Finally a property manager with great attention to detail who really does care about how tenants are looking after your rental property. Yes they are thorough during a final inspection and they do check bathrooms for mould in the shower and they look for cobwebs on the eaves but that is what I pay them to do. I only wish I could export them to Surfers Paradise to look after our property there.
