I travelled in a group to the Yarra Valley and we stayed at Charnwood Cottages. The location was stunning and the cottages themselves were nice (although not particularly clean which was disappointing for the price paid). However, the owner is absolutely appalling. In the lead up to the booking, she was borderline harassing us with constant calls and texts, requesting every single guest’s contact details. Then came the hidden fees - she charged us $35 for lighting a candle placed in the (“luxury”) cottage, alleging it was a “mini bar item”. One morning, one of the guests got out of bed and a curtain attached to the ceiling of the four poster bed detached (we could see that it had been badly plastered to the ceiling with many previous plastering attempts clearly evident on the ceiling). For this the guest was charged $132. Then, after we had left, we discovered a charge for over $100 on our card, which she had not told us about nor sought permission to charge. When we queried this, she said it was for “cleaning” (alleging that the property was not left in a good condition, which is patently untrue). She refused to give any further details or evidence for this claim, and refused to reverse the charge. We then left a review detailing this on Booking.com, and she removed it (which is illegal). Basically - book at your own peril. The host will absolutely take you for a ride and has the worst customer service I’ve ever come across.

Extraordinarily disappointing service from the owner. I booked and paid for accommodation 4 hours prior to the 2nd COVID-19 lockdown announcement after speaking with the owner who claimed they were “well away from the Covid hotspots and unaffected (we are from regional Victoria and the cottages are included in the locked down area). The owner is unrepentant and refusing to enter into any conversation, or provide a refund even though we are not legally able to stay. Considering the government has a relief fund which is easily accessible for accommodation suppliers to recoup money from lost cancellations, this is terrible and shows a clear lack of integrity. Owner will not respond to emails. I have been forced to submit an ACCC report to try and recoup my $1000 from this business. Should the owner have refunded the money immediately (as is required) I would have rebooked again when we are free to travel and stay there, simply out of goodwill. That will never happen now. Beware.

Absolutely amazing accommodation! Stayed in 'Jessica's' cottage with a group of 6 and we all couldn't have been happier. It's one of those places where you open the front door when you check in and say "wow how amazing is this". Jessica's cottage is 120years old and it had this nice rustic feel to it, but the facilities and amenities are extremely modern and you've got everything you need from a coffee machine to Netflix. Belinda the owner really went the extra mile with us ensuring we all had a great stay and couldn't have been more helpful. Overall these cottages are incredible and we can't wait to get back there!!! Please be extremely careful when making a booking with this establishment The owner is highly dishonest and will show no professional or ethical behaviour We made a booking directly in January with the owner. However she was too lazy to take our payment over the phone. Asked us to do it via her website Failed to inform us by making the booking via website she will take out full amount five months in advance When we questioned the owner. She became abusive and would not return our money. We are not taking the matter to consumer affairs

4 Ladies had a 2 night stay including breakfast at Charnwood Cottages (Jessica's Cottage) a 120+ year old original residence set in the leafy area of Warburton. Everything we expected and had a wonderful experience in this beautifully maintained cottage. Could not have asked more of the Manager/Owner, Belinda who made sure our stay was memorable. Only too helpful with any questions and made herself available for us to meet her. Would recommend to anyone wanting an escape to take this up. Thank you Belinda. 4 Crafty Ladies.

Never want to come back again. Not relax and not valuelable at all with one night for $700. The really hate feeling is you will receive the unacceptable massage from owner many time feel like there are the camera watching you. Got very bad experience. The house was too old , all the furniture were too old to used, sofa, chair, dinner table all can make noice when you used it. The stairs is not safe for young kids to used. And lots of house rule to follow like all the plate and bowl have to been put in dishwasher even it have been clean on the table. Put it on the table is not allowed.

Hi Belinda Thank you for an amazing stay at your lovely cottages. It was the perfect quick getaway for us. Lovely and clean, little extra's in the room to enjoy and purchase. Love our Lemongrass candle we bought and took home. Enjoyed our breakfast each morning on the balcony overlooking the Yarra River and into the mountains. And most of all one of the best beds we have slept on when on holidays and our getaways.

The location is brilliant. High up over the river, views of the mountain, a short walk to the suspension bridge and then into the town. Secluded enough to be private and central enough to be convenient. The cottage was well appointed and had nice character - a very welcoming vibe for our group. The host was warm and friendly, and was ready to help. A great place to celebrate a milestone birthday.

Such a beautiful part of victoria, wild life and a resident wombat. Well looked after gardens, with the river next to the cottages. It was so welcoming with air-conditioning left on for us. Breakfast was good quality, the cottages have been very tastefully Done and clean. Would have liked to stay longer. n

Having recently spent the most romantic night at the cottage with my Paul, 10/10 Room was amazing, waking up with a cup of tea overlooking the views , umbrella walks over suspension bridge and ducks by the rapids !! Beautiful breakfast to follow. Would recommend highly . Best surprise ever.

Walking distance to main street, the cottage was clean and well set up and a delicious breakfast available in the fridge . Beds are comfortable, and the view from the balcony was good .

Jessica’s Cottage - Cute and clean house with 3 bedrooms, interesting house layout, interter with three dining areas and three fireplaces. Around the river and a lot of nature-parrots and other birds.

After our stay the owner made personal verbal attacks towards me because the sheets and towels were not clean when we left. She then proceeded to attempt to sue me obviously with no success

Lovely room beautiful view and surrounds. Only problem we had was the steep driveway but the owners were very helpful. Lovely experience.

Really good place. Access to local resturant is very easy. Most importantly i would say you can enjoy a million dollar from you cottage.

My partner and I found interactions with staff to be impolite, condescending, and not focused on customer experience.
