Avoid avoid avoid. Never had so many issues with a letting agency in my life. If anything breaks in your house and it's slightly major they still make you fill a maintenance request form out. Moved into our property and it was covered in plaster dust, entire kitchen and living room needed deep cleaning (by us of course), couches were stained with plaster dust and we cleaned it after asking Danvers to help. Fridges were left out of where they were meant to be, carpet in the basement wasn't even down, was still rolled up... its as if they didn't check the house before we moved in. Inspected the house and told us the bathrooms had mould and was our fault. The bathroom windows were painted shut and couldn't be opened to vent the room... Had an agreement to lower our rent if danvers or us as tenants got a fourth. Quickly tried wriggling out of that one, until we pulled up texts from them agreeing to this. Trying to get your deposit back, they'll take the 28 days and run with it and try to take your money for no reason. FILM YOUR ROOMS BEFORE YOU LEAVE!!!! Got told one room was dirty and not clean, luckily had filmed it and showed them it to get the £60 charge cancelled. Oh but it didn't stop there, see the table in that photo, apparently that cost them £25 to get a contractor to move it up a set of stairs... It took one person to carry it down there and no where in the contract did it say to return it but still got charged the £25. TLDR: Avoid them, if you don't then make sure you film everywhere before you leave to prove you've cleaned or they'll lie and say it wasn't even cleaned.
WARNING - STUDENTS AVOID USING DANVERS!! I am writing this review as the parent of a student who was unfortunate enough to rent a shared house through this joke of an outfit last academic year. There is nothing good to say; there were ongoing false claims of non rental payments when in fact everyone paid on time the entire tenancy and never a single apology on their part. We are now persuing our deposit through the Deposit Protection Scheme as Danvers are claiming a large chunk of it, for what we believe to be false reasons. The house was left in a better, cleaner condition at the end of the tenancy than at the start! Finally, and this really is the icing on the cake...somehow I managed to over pay one month's rent, the sum of £390, not an insignificant amount of money. This only came to light when I was checking my banking details to make sure that we did not owe them anything due to the deposit being contested. I strongly believe that this company would have happily held onto my money indefinitely had I not noticed. If we do not receive every penny back that we are owed, we are considering taking legal action against Danvers as it would appear that sharp practice is something they specialise in. I cannot comment on other aspects of their business only that which I have personally experienced and I would say to anyone looking to rent student accommodation, go anywhere but Danvers, a more unscrupulous letting agent would be hard to find. They take advantage of students, some far away from home and line their pockets...take heed!
After renting with Danvers for 2 years I wouldn’t recommend anyone else doing the same. The first property was in okay condition, although any issues were slow to be dealt with which is not ideal. When signing the tenancy for the 2nd property, we did so on the promise that our deposit would be transferred. Unfortunately what they didn’t mention until a couple of days before the payment deadline was that this didn’t apply to us as only 2 out of the 3 tenants were moving into the new property. It got worse from there - we had problems with mould that never got sorted despite numerous emails, random people turned up to check gas meters before prior warning and general maintenance problems throughout the property. Once we moved out, we waited over a month to hear the outcome of the end of tenancy inspection despite knowing the new tenants had moved in (thanks to them stealing my parcel). Then they tried to take almost all of it for silly reasons such as charging us over £130 for cleaning when we left it in better condition than before we moved in. It’s been another month since we disputed this and still have heard nothing. Wouldn’t recommend unless you want a stressful year.
Whenever I have had the displeasure of phoning Danvers, the person I have spoken to on the other end has been extremely rude, unhelpful and inconsiderate. They have no respect for students. We did not even go through them as our letting agency but our landlord has recently changed to them. Danvers are now doing viewings and wanting to take photos of our house with all of our possessions within (even though they already have photos) - not only is this uncomfortable for us but completely misleading to other students as the majority of furnishings in the house are our own. A viewing was cancelled previously and we were not even made aware that this had happened. It is not difficult to send a text to make us aware, especially as people had missed lectures to be in the property. Even though they say you do not have to be in, who wants to leave their doors open for a bunch of strangers to walk around their rooms. I would recommend students to go elsewhere from my own personal experience.
Have had the worst possible experience with this 'Estate agent'. at first, all was well, looked at properties and Danvers were very forthcoming with information. However, when we moved into the property, we began to notice the reason why we were warned not to go through them. They are INCREDIBLY slow with issues of maintenance and in terms of correspondence. we have had many issues with the property, for example not being able to lock the front door properly, and it took Danvers 3 weeks and multiple maintenance requests and a phone call to have someone come to look at the door to fix it. My housemates and i have made inquiries towards the property and correspondence has been at a snails pace. the cost for the bills is immeasurably over priced (as we went bills included) and the staffs whole attitude towards students is appalling. if i could give 0 stars i would. do not go here if you are a student,
Started renting with Danvers at the beginning of this academic year. Never again. This is honestly the worst renting experience I have ever had! At one point, we believed our ceiling was about to cave in, and Danvers literally didn’t want to know about it. We were either forced to stay in an unsafe property, or move out and continue to pay for it. Loads of hidden costs, and bills which were not written into the contract, but we were threatened with being taken to court if we didn’t pay. Now we have moved out of our bin they called house, they are trying to keep our security deposit, trying to charge us for years worth of junk from prior tenants. Nothing ever is done well, from withholding keys when we tried to move in, to ignoring fixes that needed to be completed. Do not rent with them. They are utterly useless and very corrupt.
Absolutely incompetent and unprofessional staff. My flatmate and I have had problems with them from day 1 - the boiler wasn’t working and was even deemed unsafe by British Gas. Additionally, the place was absolutely filthy and it was a nightmare cleaning up. Despite all this, Danvers still felt the need to claim some of our deposit even though we spent a lot of time and energy cleaning the place up and it was in a far superior condition than the one presented to us at the start! They even tried to charge us for damages we did not cause! Moreover, sorting out maintenance issues was an absolute nightmare ... not only did they take their own sweet time resolving them but we would receive different information from different people - absolutely no communication between the staff. Do yourself a favour and DO NOT sign with this agency!
If I were able to give this ABSOLUTE JOKE of an estate agent a zero I would. Experienced nothing but problems with them, the staff have a vile attitude and once you sign the tenancy, their "nice polite mannerism" disappears. If you are planning to call them regarding issues with the property be prepared as they have a terrible phone manner and issues will not be resolved until you have contacted them regarding the same thing at least 5 times over. The property was in a right state, it was FILTHY. It was as if they had forgotten that we were moving in. After having sent numerous emails to them regarding my deposit refund, I have received nothing. I am fed up of having to constantly chase my queries with them and to receive nothing but radio silence. AVOID at all costs, do not be fooled by these idiots.
Mia was very helpful when showing us the houses and Sam was very helpful when we signed the reservations etc - Edit 29/04/2021 Used Danvers again for our house for third year. Super impressed with Demi’s service. I contacted Danvers to enquire about some properties last week, Demi showed us around all the properties we were interested in within a couple days of our request and was very informative and kind throughout the whole process, even when we had some issues deciding which property to choose. She went out of her way to ask the landlord extra questions and requests we had, and throughout this process she has responded quickly to us and kept us updated. She has gone above and beyond what we expected and we are overjoyed she was able to get us the property we wanted.
From start to finish the experience was very good. They are very helpful staff members from when you step into the Office and when you go on house viewings. They make everything clear leading you to be confident with your decision when leaving the estate agents. They offer nice chocolates. They make travel to his house viewings easy for you. Molly was very approachable to us when we first stepped in especially whilst being nervous it was very nice to have someone that can give you positive advice and show you an easy route to find the perfect property for you. I never thought it can be this easy. 1000% would recommend.
TERRIBLE CUSTOMER SERVICE Pleasant and helpful when dealing with customers face to face, but as soon as anything needs dealing with remotely, they will ignore emails, only to reply days later with unhelpful one-liners. Don’t ever expect to receive 100% of your deposit either, as you’ll be charged for the smallest triviality or have to fight to prove that you’re being charged for existing damage on the property. Don’t be fooled by the bad reviews on here, they ask people to give a 5 star review in exchange for chocolate on your signing day - when you’re in high spirits.
We have found Danvers Estates Agents to be extremely helpful with their advice and guidance when we were intending to re-let our property. From the first week of contact with Demi and Sawdas, the property was marketed and swiftly block viewings were booked - suitable tenants were identified and checks were completed with immediacy that helped to reduce the void time. The monthly rent was secured as advertised - which was greatly appreciated, as the refurb cost us both time and money. We would very much recommend Danvers as a professional and personable Lettings agency.
Excellent Professional Service - certainly recommended! Have used Danvers to both mange and subsequently sell a property. The lettings team are always professional and courteous and I have always found them approachable and helpful. I subsequently sold the property and found the sales team equally as supportive. They property sold very close to the valuation I had been given and was progressed efficiently all the way through to completion with Verene giving me regular updates throughout. Quickly sorted us out with a house we liked, staff were friendly and helpful with explaining terms in the contract.... initially. My original review of danvers was coerced when I'd just moved into a student house, the house was good, and received a food gift. Over the next two years me and my housemates were scammed out of thousands of pounds each from bills - if you find a property through Danvers, check the contract thoroughly to see the maximum they can charge you, and if at all possible do not get a bills inclusive contract.
I found the act of buying a new house and selling my existing house to be a very stressful experience, with the stamp duty holiday end looming, Covid and solicitors giving the impression of dragging their feet. Verene at Danvers, however, was amazing. Whenever she got involved, things starting moving again when it seemed everything was a a standstill. Danvers had come recommended to me from a close friend, and I would recommend them to others in a heartbeat. Thank you for all you have done, it's truly appreciated!.
From the first moment we booked a viewing every single person was extremely helpful. They shown us so many different flats / houses and was able to confidently tell us information about each. They explained everything so clearly and made sure we understood everything before even booking the property. They are so thoughtful as they take things into consideration which made booking the property so much easier. Ive never known a company to be so helpful! I would highly recommend going to them when booking a property.
The first day itself, problems started. Heater was not working for one month; they are not ready to sort it out. We struggled too much. Then the washing machine was not working after one week of use, and it took more than a month to get a new one. They didn’t take any initiative with the repair. The most disappointing thing is that they took 60% of the deposit amount by showing the invoices for cleaning and mould. Actually, the property was cleaned at the time of exit. I will never recommend Danwers to anyone.
The difficulties began on the first day itself. They are not prepared to fix the heater, which has been broken for a month. We exerted too much effort. After a week of use, the washing machine stopped operating, and it took almost a month to receive a new one. They made no effort to start the repair. The biggest letdown was that they withdrew 60% of the money by presenting cleaning and mold-related expenses. In actuality, the house was cleaned before we left.
Possibly some of the worst service i've ever had the pleasure of dealing with. Broken shower was dealt with after 8 months, we spent a good portion of winter without heating, there was rats when we moved in, it hadn't been cleaned, my bed was missing half of the spines, the couches were ripped and the back yard was filled with cigarette butts, all of which they ensured would be fixed. I have photo graphic proof of each and every one of these allegations.
Danvers estate agents are very professional, clear and concise. Many thanks to Akasya for her professional approach and active participation for finding us tenants. She managed to let our property in less than 4 hours of listing. If there is any award for fast listing .... she is a clear winner. I've been a landlord at Danvers for a few years now. They have managed to let my student property every year - even through the pandemic - at very good rates. I use their fully managed service and they keep me informed when and if they need to. Otherwise they manage all issues - which is more than I can say for my previous agents! I would highly recommend them to any landlord.
My first experience with them today was very bad. Went to view a property today. Poor time keeping. The lady who was doing the viewing was very rude and nasty. I lost interest even before looking at the property. I thank God I experienced their bad attitude at this stage. Who knows how it would have been had I gone ahead to let the property. I do not recommend them.

Really friendly staff that help to make the transition of renting a first property for many really easy. Very focused on selling houses rather than meeting students needs. Very pessistant in wanting us to sign agreements without consulting other people in the party. Felt pressured to rent a house with them without looking into the costs which they also lied about the bills included package. Friendly staff but not very professional.

We didn’t feel pressured into getting everything ASAP and made sure we knew we can always come back to hand our details in at a later date, and made us all feel calm about the process.

DO NOT USE THIS LETTINGS AGENT!!!!! Awful student experience. So many admin issues (bills not sorted), so many things with the house went wrong that were a struggle to get them to fix. Then took most of our deposit even though we were good tenants and left the already poor state house in the best possible state.
I’d Just like to say that the entire team at Danvers Estate Agents have been exceptional, especially Akasya, Bethany and Demi. They handled every query with professionalism and speed which is very rare nowadays. A special thanks to Akasya again for being fantastic from the start of the process and throughout.
Do not rent with these guys if your in a contract with them record all your contact as they tell lies over the phone and then when pulled up on a matter they have no record of this and calls are only kept for only 2 weeks we've had a bad situation with danvers and they only rent poor quality accomodation

Absolutley manipulate and take advantage of young students, who are for the majority renting for the first time. Terrible communicators and try every tactic to squeeze money out of you. Dont trust 5 star reviews because they sit across and coerce you into leaving a good review!

Be very careful signing up with this agency. They have said that after they sign a tenancy contract they will not share this information with the landlords unless the landlords buy an ICO licence. Unbelievable interpretation of the GDPR rules. They don't have a clue.

Worst agency ever.they don't even know how to do customer support.they yell at customers.dont trust their five star rating on their website they only post that positive rating..they didn't give the property tide and clean.
