I've been living at 335 Cooper (Bachelor size apartment) for just under four years. I'd have a hard time finding a better place than this downtown. It's seven minutes walk from the transitway or two minutes from several buses down Bank. It's equidistantly nestled between two grocery stores, and you're a stroll away from a vast amount of restaurant options. It's even close to city hall, for when I'm voting or donating blood. Being on O'Connor rather than Bank, it's close to many celebrations and events without it being right under your window. At the end of the review, I'll list a few timings as a bus/pedestrian. One of the best 'features' about the building is John, the live-in superintendent. If I have an issue or question with anything, he's on it like lightning. I've had minor electrical issues where he's knocking on my door to fix it before I hang up our call. He's a real genie-handyman, and maintains a flowerbed out front as well as seasonal decorations. The walls are thick enough that short of literal construction repair work, the only sound you'll ever get is from the hallway. I've never had an issue with my supplied fridge or oven, and the maintenance work I've needed has always been quick and easy. There are several security cameras in the lobby and the laundry room. Along with locking-while-operating washers and dryers, it gives me a lot of peace of mind. Additionally, short of the literal tornado we had here in Fall 2018, the power has never gone out accidentally beyond a momentary flicker. Even then, the tornado only gave us a couple minutes of downtime. As a person with a disability, I should mention the age of the building: it is approximately fifty years old. The apartments, facilities, and whatnot all look great, but a building's age has quirks.There are a set of six steps between the front doors and the elevators on the ground floor, and between the basement elevator door and the floor of the basement. The thermostats in each apartment are rather old (Fahrenheit only) so I tend to manually turn the heat or AC on or off manually once or twice a day. Considering they are both included in the lease, I never feel guilty about making my apartment the temperature I want. For those with hand-dexterity issues, most of the doors in the build have knobs rather than lever handles. The water pressure and temperature (on a mid-height floor) are great, and I've never had an issue with either. Bugs are so infrequent that I'm pretty sure I'm the one carrying them in on my clothing. At this point, if I were to move, it would be to a larger apartment in my own building. Some time-distances for you. This was written before the new trains come online: Lansdown Park (TD Place, cineplex) 27 minutes walk, 14 minutes bus. Transitway: 7 minute walk. Barrhaven centre: 45 minutes busing. South Keys shopping Centre: 28 minutes by bus. Place D'Orleans: 45 minutes busing. Parliament Hill: 9 minute walk Rideau centre: 12 minute walk (uphill) Byward Market: 20 minute walk (partly uphill) Hope this helps prospective residents.

I've rented apartments from five different property management firms in Ottawa since 2014. This company ranks fifth in terms of customer service and conduct. District Realty ensures tenants adhere to the “terms of their lease agreement” in all matters when renting from them. My first interaction with the staff at head office was professional and courteous. However, eight months later when COVID-19 forced university students to return home, the staff became rude, belligerent and condescending! I contacted head office, to terminate the lease, however, there was no empathy from District Realty. They were quick to point out that the tenancy agreement had a termination date that was four months away and that the "lease term must be respected". We tried to sublet or have someone take over the lease; however, we were unsuccessful. For the record, when I was in a similar situation where I could not remain a tenant in another property, the property managers were sympathetic to my personal situation, and allowed me to terminate my lease. The email exchanges regarding how/when termination notice would be given became a battle because “Form N9 must be submitted”. When I questioned the logistics of this, the rental administrator went behind my back and contacted my daughter who was the co-signer of the lease, however, all communications up to this point was done through me, the person who was paying the rent! During this time I became aware of tenants in other District Realty Properties that also had similar experiences with this company. Apparently, they were known to be unethical property managers! Some examples of doing as they please: Masks are mandatory in all public buildings, specifically in elevators. There are NO signs indicating this in the elevators. In fact, tenants do not wear masks while in the hallways of the building and there are no signs reminding them to do so! Locks are not changed when a tenant ends their lease. They did not follow their own policy of signing off on a move-in check list; work orders had to be resent several times and even then, the work was not completed. If I ever need to rent an apartment again, it will NOT be with District Realty!

I have been living in one of the District Realty properties (Cooper St., Ottawa) for just under a year now, and have had only positive experiences with the staff. Particularly, John, the Property Manager, has been extremely attentive, helpful, and responsive. He responds instantly to my issues/concerns, and goes above and beyond his designated responsibilities. Whenever I have needed him to sign or avail himself to receive something for me, he has done so gracefully. He is extremely generous with his time. I have never had such a positive experience with a property manager before! And on top of it all, he is personable, friendly, and knows all of his tenants very well. From the administration side, Shelby is just as amazing. She has promptly responded to all my requests for lease and tenant modifications, and parking requests. She has provided me with timely and accurate information when I have been in need of it. She is extremely helpful and friendly, and has answered all of my needs. Again, nothing but positive experiences with her. To conclude, the staff and my experience with District Realty has turned me into a loyal tenant of theirs. If I decide to change buildings for whatever reason, I plan to stay with the District Realty family!

I was with District Realty from 2001-2008 on 335 Cooper Street. The superintendent at the time was Alberto. He was good he always did what was asked of him. If he saw anyone sleeping between the doors to entrance before elevator he would remove them. One time I was about to call him, and there he was! I said gee your fast I was about to call you! They maintained the building very well is a matter of fact, they put in all new windows, they painted, removed carpet on each floor; and put tiles. Now that same building has central air. When they did all these renovations they put up everyone's rent $50.00. I phoned them explaining my situation saying that is quite a lot for me. They knew I was a long term tenant. Anyway, they did not put up my rent the $50.00, but only the 2 percent. I just moved into one of their properties again. Iam happy to be back with what was a positive experience! Because the landlord I just had it was not! I am glad to be back with District. I also can't understand people saying they are rude ect. They could not do enough for me! I don't believe this negativity!! You know if you are not happy just move out! It does not mean you have to sit there, and trash the company!

Avoid living at any apartment buildings they manage at all cost. Doing even an adequate job. When it comes to maintenance, inside of the units. Seems to be something they're not interested in. If you dare point out any dissatisfaction with waiting over 3 months to have a toilet properly fixed. Even after giving them three attempts to fix it. And then ask that it be completed properly. (They replace the toilet and then left a tile missing from the floor for another month.) They will accuse you of being impossible to satisfy. They charge for visitors parking. The broken ventilation will cause the paint to peel from the wall in your bathroom. About 3 months after you move in. Expect the same of the spray on tile refinishing stuff they use. They will have no interest in addressing any of the issues you might bring to their attention. As opposed to actually repairing things properly their strategy seems to be to say that you're being difficult. Just hang up on you Tell you the person who takes care of these matters is on vacation. And then wait for you to give up. The only reason they're getting two stars from me. Is because the superintendent within my building is doing his best it seems.

I would like to extend my gratitude and thankfulness to Mr. Christopher Miner who works for District Realty, for all the help, support and his unbelievable patience. I had a problem with my fridge, which started to make over the time, a loud noise, about 15 minutes at every half hour, or better said, at each start of the compressor, and it was not easy at all for me to live for a while in the same space with a such a noisy guy. Mr. Christopher Miner understood my problem, and he changed my fridge to a new one in just a few days. I was extremely amazed and pleased to see the fact that Mr. Christopher got involved and he was acted as if it has been his problem and his house. 97% of the time I was at work, and Mr. Christopher sent me messages with every action of him, and with every step that he took, waiting patiently (a couple of hours many times) for every answer of mine. For everything that Mr. Christopher Miner did for me, as well as for the way he acted, extremely professional and showing in the same time that he really cares, I have only words of thanks and gratitude.

District Realty is THE best. I was desperately trying to secure an affordable apartment for my daughter that is attending UOttawa. I live hours away and found it a very daunting prospect as I could not make it to the area to look around myself. I called District Realty and dealt with Kendrah. She was absolutely amazing. I was nervous about missing out on the right apartment for my daughter and Kendrah assured me that she would keep me posted as to what became available. I must have called her a thousand times with questions and she welcomed my inquires happily. I definitely felt that I had her working for me and with me. We were to deal with Charlie for the “showings” of potential rentals and he was extremely accommodating and also very helpful. Even after we had rented the perfect apartment regarding price point and location, Kendrah and Charlie continue to be fantastic to deal with regarding any concerns we have. This has most definitely been the best (long distance) rental experience! We highly recommend District Realty!

⚠️Caution: they hide information, please do not trust them and never put any deposit before you let your lawyer review all the paperwork. They do not return deposit if you do not agree with their ‘60 pages’ long contract. They are Unresponsive, Terrible agent, and the worst leasing agent I have ever met. We found the landlord information they give us is not existing and do not match the public information. I reached to them several times but there is no response. When I asked the leasing staff Micheal Morin who is the landlord of 1 Nicolas St room 1105B, he refuses to answer and tell us to not reach to the landlord. They asked for my deposit payment in July, Now we do not agree with the contract and request them to return the deposit. They are not returning our deposit, and not replying any messages. If anyone wants to ask for more details please contact me and I will show you all the details.

My daughter moved to Ottawa in August 2019 for late acceptance to University and we rented in a District Realty building. Our first experience was the caring attitude we received from the super John. We were on an extremely tight timeline and he went out of his way to ensure that we not only found housing, but I felt confident leaving my daughter under his "super" vision. The building was still under construction. Issues were quickly addressed and resolved. Shelby, the administrative assistant assigned to our building was an absolute delight - so nice to work with someone who is not only knowledgeable and efficient, but proactive in approach. When medical issues required a short notice move, her assistance was instrumental in getting the apartment sublet quickly. Should the future hold a return to Ottawa, I would not hesitate to work with these folks once again.

District realty has amazing staff that helped me find a fantastic place to rent at 60 daly in the market. They keep the building in good working order and when I had parking issues they were quick and help sort things out and were very accommodative. My super was Christopher Miner who did an amazing job during my time there, when I had a list of stuff to get fixed and a broken toilet he was there immediately and fixed everything, and left things spotless like he was never there. He is very friendly and helpful with anything going on, even at 3am when i was locked out of my appartment once he came and let me in and didnt even complain that I woke him up. Most recently he has contacted me about some mail thats still been going there and arranged to get it to me. This man goes way beyond his job parameters to make sure you are well taken care of. Highly recommend.

Terrible. Just terrible. Rent from anyone else. They messed up our application three times and kept coming back to me for more personal information after they told me they had everything they needed. Finally they made a lease agreement and didn't even have my name on it! After they fixed this, the day we were supposed to move in, they were varnishing floors and resealing the bathtub (which still leaked on the tenant below us, who moved out because of this); the fumes were so bad, we had to stay somewhere else for a week. The apartment was FILTHY when we moved in, even though we were told it would be cleaned first. Now in the winter, they limit our heat ("all included" except you can't go above 18 degree C), we have to run water for a full two minutes before getting hot water, and the repairs we were told would be done over a year ago haven't even been started.

We've been at 360 Frank St. for 3 months and we love it. It's a well kept building. The location (near Bank and Gladstone) is excellent. Our maintenance staff are attentive and very quick to provide service. I've called in a couple of times to have small things fixed and have never waited more than a day to have them addressed. Our resident maintenance person, Ryan, is a polite, respectful young man who can seemingly fix anything! Recently, my stove malfunctioned (beyond repair, it was later determined). A gentleman by the name of John addressed my concern the same day I made the service request and on the spot, put in a call to have the stove replaced. No arguments, no excuses. Tasmia, our office representative is always quick to respond to questions and service requests. We feel like we found a gem when we found this place. Thanks to all at District Realty.

I just wanted to write a message to District Realty to commend John, the gentleman who showed us our apartment at The New Yorker at 335Maclaren and then helped us along the way and with our move in. I’ve seen so many people move and it’s always stressful. The exception was when we moved in to The New Yorker on December 1, 2018, and that is largely thanks to John. He was so welcoming and always smiling. He worked with us right from the start and was incredibly accommodating. There was never a question or an issue that John didn’t make time for. We’ve moved in to our apartment with such confidence in the people who are there to help us when we need it and it’s made all the difference in the world. Thanks so much John! I have just moved into an apartment at the Maclaren St.only a few weeks back. It's an ideal location for a student like me with necessities, convenient stores, fine dining, fast food joints, bus commute, right down the street, all in a safe and a friendly neighborhood. The upkeep of my apartment building is pretty decent. My apartment is pretty cosy and comfortable but I was facing some teething troubles, initially, which when brought to their notice were addressed very efficiently and promptly by all their courteous,friendly and very professional staff,especially, the Superintendent, Mr. John. The apartments at Lisgar is a great place to live! The place is really beautiful and they seem to continuously be adding upgrades since I've lived here. In addition to all that; its super affordable. The location is unbeatable and soo close to soo many wonderful restaurants. The Super at Lisgar is also exemplary and just really kind. Myself and my family think very highly of the management. Never once had an interaction with the Super that wasn't pleasant. They also genuinely want to make the living experience great. Any time I've ever had an issue, the turnaround for assistance wasn't days or even hours, but minutes. Even helped take care of my pooch when I was in a bind. I can't recommend this place enough.

Absolutely the worst company I have ever had to deal with. Very disorganized told me they would make a decision one day whether or not my application would be approved and took several days. They rejected my application for no reason at all. Handed in all the proper forms and filled out the application within hours of the post online. Credit score is great and income is 4x what the rent is. They accepted someone else that didn’t even hand in all the correct forms. Very unorganized and unprofessional will be reporting to the better business bureau. Been reading over reviews on here as well, they reject lots of applications for no reason at all. Absolutely disgusted with how this company deals with people

District Realty Corporation is the worst property management firm I have had the misfortune to have dealt with. As a tenant in one of their buildings, I had a problem with another tenant who moved in beside me, having parties and keeping me awake until all hours of the morning. This problem was never resolved and in fact District Realty turned it around to try and make it look like I was the one causing all the problems. I had to move out in order to get any peace and quiet. If you are looking for a respectable and professional property management company, stay away from District Realty. They do not care about their tenants, they are only concerned only about their money.

I have rented from a lot of different companies and lived all over the city. District realty has been exceptional at providing top service in a fast and friendly manner. The office staff are very knowledgeable and kind. Always treating my needs with prompt attention. If I ever had any issues pertaining to the apartment, the superintendent was always quick and very friendly. The one time there was a serious issue, he communicated very clearly with me and resolved it within a few hours. He is an exceptional hard worker and a truly rare person. There are too many great things to say about the great condition of the building, the quality of service and the level of dedication to the buildings by District Realty staff especially the Cooper street location. The building is in excellent condition and they are constantly making improvements to the appliances, the communal areas, the decor and the elevators to make it more efficient and comfortable for tenants. The superintendent makes sure everything is running smoothly, maintains the building impeccable, is always available to provide assistance and does so with a smile. I would definitely recommend to check it out as you search for a place to call home.

Worse leasing experience ever. They gave us the wrong number to call upon the showing which was unprofessional. They are extremely rude and dismissive when you try to get your security deposit back. If you are a young professional, don’t bother with this company! They won’t treat you with the same respect, and will ask for a parent to co-sign. They should not assume that everyone is depended, nor assume that a guarantor would be a parent. On top of this, they said our application looked perfect, and said we would not have issues. For only their manager to turn around and ask for a guarantor. This gives false hope, and should not be said.

We have been a commercial tenant of Carling Corporate Centre at 2255 Carling for over 6 years. During that time, we have been very very happy with the Property Management services of District Realty. The onsite Building Manager, Gus Vrieling, has always responded quickly and efficiently to our requests for service. The Property Manager Michael Morin has made our overall rental experience a very positive one. From day one, he has been open to our ideas for the space and we often get compliments on the quality of the fit up and innovative decor in our suite. From the very first conversation I had with John Harte, I knew the type of person he would be, and I was right. John is very helpful and accommodating. He did everything possible to make finding the right apartment as stress free as possible; and it was. The location is great. Re: 250 Besserer Street, Ottawa. Leah Desjardins, the property administrator, has been great to my daughter who rented an apartment there to study at U of Ottawa. She was courteous and efficient in processing her application for an apartment. John Harte, Superintendent, took over from there. does a great job at 250 Besserer street. he goes above and beyond to assist all tenants there. Last few days have been pretty busy for John as most students take possession of their apartments but he keeps a smiling face and helps everybody with ease. I recently moved away from Ottawa but wanted to leave a review for the Carillon. I lived there for just under a year but if I were still in Ottawa there’s no place I’d rather be. The location is great, right downtown, the rent is reasonable, and the units are clean, well-lit, and come with heat and A/C included. Most importantly, the superintendent, John, is amazing. He regularly goes above and beyond for his tenants. He always addressed problems quickly and always had a moment for a chat no matter how busy things got. Overall, the Carillon is a safe, welcoming building and I miss it already.

District reality on Cooper over the past 6 years has been really great. A full 5 Stars for the recent Superintendent of 6 years, he is always available to help and always with a pleasant attitude whenever I have a problem or question. I've lived here for close to 20 years and there have been many nice changes recently with new elevators, storage area for bikes, new laundry machines, excellent snow removal, upgrades in common areas, kept clean, quiet neighbours and a beautifully manicured garden out front for the past few years. Wonderful job, keep up the good work! :)

I live in a newly renovated unit at the New Yorker apartments. They even provided a new fridge and stove for the unit. Both John and Ryan were very helpful in getting me all settled in as well as addressing minor issues with the unit (door closer needing adjusting, kitchen cabinet door required closing latch). Both issues were fixed right away the same day. Overall the apartments are quiet and clean which is very nice. John and Ryan are very friendly and are quick to respond to any issues that one may have. District Realty give these guys a raise they deserve it!

We live on Maclaren and over the Christmas Holidays we cat sat for my mother. The cat found its way into the wall where the plumbing comes out of the wall. We called Ryan, one of the supers, and he came late in the evening to help get the cat out of the wall. We were extremely grateful to get the cat back alive and well. Also our fridge died last week, they ordered us a new one and even got us another fridge from an empty unit in the meantime. District realty really makes the effort and goes above and beyond to make sure their tenants are well looked after.

Just moved into a District Realty unit, and everything has gone very smoothly and professionally. Everyone I have dealt with - John, Shelby and Ryan - has been excellent. John is always accessible by phone, and knows everything. Shelby turns paperwork and emails around right away. It has been a massive relief to have everything go so well - in comparison, the local slumlords and kijiji people were a complete nightmare.

I have been pleased with my apartment in Sandy Hill managed by District Realty. I have been a tenant for 2 years and would have been happy to stay indefinitely if I hadn't had an opportunity to move close to family. This is an older building but it is well managed and looked after. My contacts with everyone, including Shelby and Tasmia has been very pleasant and helpful. Rent is affordable and the downtown location is close to buses, the O-Train, the Byward Market, shopping and entertainment of all kinds!

The girls in the office are always pleasant to speak with, and the workers on site always very accommodating. The building is always clean, they continuously over the years upgrade the look of the building and any repairs that are needed are met with great results. I will always live in one of District realty’s apartments while living in Ottawa.

Friendly, engaging, knowledgeable. District Realty should be so lucky. The outside environment isn’t all that welcoming, but inside the building is safe, warm and inviting. My five star rating is for the superintendent. You’re doing a hell of job Chris. In case no ones told you lately. Keep up the good work.

I just moved into the Carillon recently, and the experience was smooth and professional. Given limitations caused by the pandemic, those parts of the process that could not be handled in person were done quite thoroughly by email and phone. The apartment itself was clean and well-organised. A microwave oven and a shower curtain were included. John, the Superintendent, showed me around the place and was very helpful throughout the stressful process of moving in.

I have lived with District Realty for going on 2 years. The building is clean and well managed. Recently spoke to customer service about subleasing the space and the response was very helpful! Only drawback is that they (or the building’s owners) seem eager to bump up rent every legal method possible, including through the tenant board. Every few months we get some notice of intended increase. Would still recommend, at least for my property, given its location!

Honestly I had a great time living at my rental apartment. It was an older building so bad many quirks but anything that could be feasibly done by the management group was done quickly and professionally. Especial shoutout to my landlord John who was incredible throughout my stay here and was always extremely quick and helpful and fixing whatever issues I had. If you're staying with district realty and John is your landlord then you know you're in good hands.

I've lived with District for over a year and a half and I have never had a problem with management. Notices for fire tests and maintenance were always delivered in a timely manner. Whenever we needed help with maintenance (which was not often), they were always on top of everything. Lobbies are always kept clean, staff is extremely friendly especially their leasing agent, Shelby. She was an absolute gem with helping our move-in process and move-out process.
