Exploitative practices. Signed contract for a 10' x 13' unit for 159/mo. Rent was increased over 50% after 4 months. Called to ask why, was told they could 'negotiate' to a 20% increase. Also said if it went up again, I could call back to negotiate. Another 6 months passed. Now my rent has gone up nearly 80% (new total rent is almost 100% higher than when I signed the contract). They now say negotiation is not possible. Facility recommended I call Extra Space customer service, and they confirmed their policy is to automatically increase rents at the 4, 6, and 9 month marks. They know folks don't want to pay to move, so they have a captive customer. They said the rent increases are due to 'market demands,' but 10' x 13' units are currently renting for $148/mo (less than I agreed to over a year ago). They would rent a NEW unit to me at this price, but I would need to pay movers to move into an identical unit in the same building. Rude and unethical. Have used other storage companies in the past and this never happened. Wondering if these positive reviews are authentic...

After moving back to the area, I went back to the same storage place as my five star review below. I'm pleased to say that Kenniece Cox and her team meet or exceed the high standards I came to expect at this location when I was last renting there a couple of years ago. In addition the the usual efficient and polite service, Kenniece went a step further by waiting for me to tour a unit. I arrived 3 minutes before close, and she still showed it to me with a smile. Even with the credit card machines down, she helped me get set up quickly the next day. it just generally feels like she is happy to work with me. This might sound like a low bar but in today's service industry, it's high praise! Review from 2021 - Uber professional and polite. It was easy to complete the registration process with Laren over the phone and she was there to help walk me through my first time in. Very impressed by her. And the Nice new facility too!

I had recently visited an extra space establishment for an inquiry about the size of the units and the representative on duty did an outstanding service. Mrs. Coates upbeat and positive displayed on her face that filled and was emanating throughout the storefront. During the inquiry she has done outstanding job of differentiating between the types of sizes and was willing to show a unit when asked to view, whilst assisting another client with his own inquiry. Which is only common knowledge to her as her prior service in exceptional management/consumer care had been so evidently displayed. I had then returned to the establishment the very next day to retrieve an spare key the unit and was greeted with the same upbeat attitude as the day prior as well and the other representative that was on duty. The staff service deserves a 10/10 Willing to go above and beyond Would highly recommend!!!!!

For the average college students in the DC area, extra space storage is more than amazing. They’re responsible with your things & they care for you by catering to your needs. Your unit will be well ventilated & everything you ask for will be granted if they are able. Their staff is very attentive & helpful. One of the staff members that I remember who helped me a plethora of times goes by the name of Kevin! Kevin is top notch & is a great worker. 5/5 stars for my review at extra space storage. Though their office hours may end at 5-6pm; their gate hours (your storage unit) closes at 10pm. Meaning you’re able to load your storage unit or take things out of it until 10pm. I have even seen security outside after their office hours have closed. Must I say again, they’re phenomenal & I will be recommending them to my college friends & family!

Overall my experience here has been pretty good. The location is convenient, clean and quiet. The staff members are nice and helpful with any issue or concern. I do want to highlight my most recent experience with Sophia. I reached out regarding a concern and after following up, she actually contacted me directly to understand what was going on. She went above and beyond to assist me and resolve my issue. It’s great knowing there are people at major corporations such as Extra Space Storage who truly make it a point to understand, relate and help their faithful customers out with their issue(s). As someone who has worked in the customer service industry, I understand the importance of providing excellent service and satisfying the customer. And that I am.

Today I had my move scheduled. When I arrived at the storage facility, there was a problem with the elevator. I was in complete panic as I could not ask the movers to wait and everything risked to be disrupted. I immediately contacted the storage manager Sophia, who promptly called me back, despite the very early hour (7:30am) and offered a practicable and helpful solution. Everything ended up running smoothly and without any problems. I am genuinely very happy about the high quality service that this ExtraSpace Storage provided me with. It was timely, effective, and I felt that they cared for me as a client. I couldn’t honestly ask for more. Thank you Sophia and thank you ExtraSpace Storage. Very highly recommended.

I spoke to Kevin, the Property Manager at the 72 Florida Ave NE location in DC (less than a mile from Howard University). He is wonderful. All of my questions were answered, he went above and beyond my expectations in terms of service as well as satisfaction. He sent me pictures of different units so I could visualize the space for all of my daughter's dorm room belongings. I will utilize this storage facility for the next four years. Prior to using Extra Space personally, I was familiar with this company because I used to work as a paint instructor for an events agency. As part of my job, I had to visit Extra Space storage facilities often to pick-up/drop-off supplies at various locations. Every location I visited was very clean, easy to access, and enough space for parking and loading. Now, that I'm using Extra Space for my own needs, so far I have been very impressed with the customer service, the month-to-month leasing option, and reasonable rental insurance rates. I will provide an update of my overall experience after my rental period ends. So far, I am very pleased.

The experience was great thank you Iye actually called to compare prices of a different unit actually got the best price here which is great I got a quote within a couple minutes to customer service is Gracie answer all my questions gave me everything I needed. I actually just secured my quotes be at the phone but I make sure they came in person just to check out the unit make sure it was great for what I need it with you turned out good I secure the reservation in person and booked for a couple months on the culture agree the price was great customer service good so thank you

The site manager Sophia was very professional and very patient with the entire process. My daughter is headed off to college away from home, and Sophia just made me feel at ease. I value great service as I am a retired customer service rep with Delta Airlines. All too often, people can be very snippet and unfriendly. This was not at all the case with Sophia. I chose this location for its convenience, value, and cleanliness but clearly it’s the staff that sets this place apart. They are all so kind and actually care about their customers as people. From beginning to end they were there with me to assist with my storage needs. Larren, specifically, could not have been more friendly and helpful. You can tell she loves what she does and is very good at it. The place always smells and looks very clean which eases pandemic anxiety. Overall, 10/10 would store again! DO NOT RENT FROM HERE. The discounted rate they give you online will only last for 3 months and then they will double your rent to due to "market conditions". This is a lie as when you go onto the website, the discounted rate will still be there for new unsuspecting customers. They do not tell you this upfront and will only send a small unmarked postcard telling you " as a month to month provider, our rates have increased." THERE IS NO OPTION FOR A YEAR LONG CONTRACT. DO NOT RENT FROM HERE. FIND A PLACE WITH LESS SHADY TACTICS.

Dani helped us out many times over the past year with getting both of our units. (First one size, then later upgraded to a bigger unit) Personable, knowledgeable, and efficient, she got us in, toured the unit, showed us the loading dock, and elevators and within 10 minutes we were signed up and ready to go. Last year she helped me adjust my rate to the best deal. Definitely recommend the space and the service. Be ware there is no trash can. Use back entrance for more convenient access but go to front to rent in person with Dani

I submitted my reservation request online late Thursday evening and received a phone call from Sophia early Friday morning to confirm the reservation. She assisted me with completing the lease over the phone, gave me some tips on completing the document from my phone, throughly explained the details of the contract and my options, and informed me on how to locate my unit upon arrival. She was even able to get me a discount! ( (I love a good deal!) Sophia was a pleasure to work with and made the process super easy!

The staff was very helpful and accommodating throughout our two times (2022 and 2023) that we used storage after my children left school for the summer. My daughter was by herself for this most recent move out as I left 3,000 miles away and thus it was a little bit challenging for her. However, the staff, especially Kevin, were very helpful in getting her completely moved out for the school year. Thank you and I would recommend this location to anyone in the DC area who needs storage.

Excellent customer service. Very friendly, communicative staff. Virtual sign-up was a breeze. However, it wasn't until the morning of my move that I was told my unit -- a small 5x5 -- was accessible only by climbing a set of stairs, basically, not ground-level. I'm able-bodied, but what if I wasn't? Turns out, a more accessible, ground-level unit is more expensive. I worked it out and, again, customer service was very helpful but promotions felt a little "bait and switch."

Before coming to extra space storage I visit a few others in the area. The price was not the cheapest but the customer service and the cleanliness of the establishment sold me. As soon as I walked in the store we were greeted. All our questions was answered and options were given. Desmond was assume he was friendly helpful and went beyond service. Also the young lady that was training him was great. I look forward to going there just to say hi to the awesome staff.

From start to finish this was an easy, comfortable experience. At the beginning, Tiffanie was clear on the phone about the process and reassured all of my worries. Tiffanie also gave clear instructions on where my unit was before I checked in. I got everything emailed to me within minutes. When checking in, she and Larren assisted me happily with all my questions. The facility was also clean as well. Best storage experience ever highly recommend

I really appreciated how clean and SAFE the place was. DC is sketchy as h3ll in places, but I never felt unsafe at Extra Storage. The employees always acknowledged me in a friendly and professional manner. The back loading area is completely enclosed and the gate requires a personal code. No one got in or out that wasn't supposed to. They provide hand carts to use while you are there, which is pretty crucial if you don't have one.

I bought a storage space online with no idea what to expect when I got there. The team of ladies that were working when I came to get my space were AMAZING! They were so helpful and kind. There is plenty of parking, carts to use to bring your stuff to your locker, and the facility was clean and looked like it was brand new. I highly recommend using this for all your storage needs. I am so glad I chose them!! 10/10 in my book!

We had amazing service at Extra Space Storage. After traveling to return for college move-in, an oversight, I forgot my key to unlock my unit to pick up stored items. Unfortunately, the lock was cut. Thankfully, Starr was so genuinely kind, professional and helpful. I am big on customer service, and I am very satisfied with the service received. I'm very happy that I was able to select this facility to store college items.

Amazing experience. Staff is friendly , facility is clean, great location with extra parking and plenty of moving dollies! Danni was extremely informative and walked me through the rental process. The property manager even came by and introduced herself. Nowadays it’s hard to find good customer service, but this Extra Space location makes it their priority. I definitely would suggest securing a unit here if you need one.

I have been using ExtraSpace since September. The process to get the unit was seamless. Every time I call no matter who answers the phone is always so helpful. I admit I Can fuss a lot and that does not change the service I receive. If you need a home to store your things, use this facility. Knowing I have a supportive team in a place that’s holding my belongings and memories makes me trust them and their facility.

Hands down, the best customer service I’ve experienced. Sophia and her ladies keep the facility immaculate and well maintained. They are all extremely nice, professional, and proactive. I only wish they offered a military discount like most other Extra Space Storage locations. I unfortunately had to move and my new storage unit pales in comparison to this location in terms of cleanliness and customer service.

If you need a storage unit look no further. I was able to lease a storage space while on the road, on my mobile phone, on way to the storage unit, and completed the process in about 15 minutes. The staff member was incredibly helpful and pleasant on the phone. This has been the best customer service I have ever received anywhere, let alone for a storage unit! The place is clean, and modern. 10/10!!

Customer service: 5 stars for Star! She was super helpful and patient with us despite having multiple people show up close to closing time. She quickly found a solution to our problem and professionally handled all of the customers! Building: If’s probably a city thing but I see mouse droppings inside our unit sometimes. We do not store food but something that does lower my rating of the facility.

Dani has been there for me ever since I had to move my belongings into the storage unit and has been so helpful and understanding in my situation. I’ve had a few problems since moving out of my apartment. She not only figured out my logistics but also helped me with the best possible solutions to the many issues I had moving. The facility is clean and well managed. You must have a security code to access the facility and to use the elevators the code always worked and made the facility feel safe. Access hours were convenient. The ladies in the office was very helpful, friendly, and had great customer service. If you are looking for a safe well manage storage facility use this one.

This company's pricing is a bit tricky. They present online prices as the standard, making it seem like a regular deal, but it's actually a promotional offer. I thought I was getting the online price for my monthly rent, but it doubled after three months. Despite my careful reading, there was no mention of this price increase.

Kevin has a terrible attitude. I was calling to ask why I wasn’t given a bottom space like I requested or a handicap unit and he wanted to threaten me. And he’s suppose to be the property manager. OMG!!! Nastasha were such amazing help for me today. They one, are always smiling, always giving greetings, and always a good convo. This is the absolute nicest storage facility. It is relatively new and very clean. Can get a bit crowded on the weekends so either go early or late. And there is a lot of construction at the corner of Florida and New York, though that will be finished at some point.

This is an excellent storage facility great customer service kind professional and courteous extremely clean easily accessible day or night I truly recommend this for anybody that need storage space

So far so good! A little bit crowded for the storage, but it means that they are competitive with other companies. Clean. MINUS: ONLY 1 restroom in entire building 8 floors, plus staff.
