As a student, it was clear our deposit return and fixtures to the property weren't a priority. They fixed a microwave and left the door on the latch despite it being locked when they let themselves in during a semester break when we were gone for 2 weeks. Our boiler broke and was broken persistently for over a week, I called over 6 times before it was finally replaced. They also took a cleaning fee from our deposit, which they eventually returned over 3 weeks late, despite the house being spotless. They also had builders come in to do work over Christmas 2018, who loitered around the house, played music loudly, and barely did any work. Thankfully, when I called to tell them so, they did call them and they got on with the work. Just overall an overpriced property, overpriced bills included package (rent was £75 wout bills, and with it reached £101), endless repairs and fixtures. We had mice, squirrels in the attic and a fridge which was broken which they sent someone to 'fix' who did nothing, then billed us £60 for the cost of sending him out (after refusing to pay, they did drop the fee). As a student, not unbearable agency, but far from ideal. I expected an honest, fair service and they seemed out to fleece us at every opportunity. But, because of the low standard of landlords in cities to students, and the house NOT being a flaming pile of rubbish, a 4/10. We defo lost money here. Not worth it!

I previously rented with Montrose for 6 months, have had a break from them and have just signed an agreement for a different property with them. Across both lettings I've been really impressed with them. Small maintenance issue were fixed very quickly (sometimes same day) and generally they were reasonable and pragmatic. I had some issues with the last place but they mainly stemmed from the place being a little run down and the landlord being reluctant to make changes (ie not Montrose's fault). They were also fair when moving out, charging a small amount for a few specific bits that weren't clean enough and providing a reciept to show this. The deposit was returned in a timely manner. I've been impressed on this tenancy with their honesty, ringing to tell me about possible sources of daytime noise and keeping me up to date. Overall I'd really reccomend them.

Had a poor experience with Montrose. Front of house staff generally were pleasant but poor management and lack of care for tenants. We had water pouring through my flatmate’s bedroom roof for over 1 month and Montrose didn’t do anything until we stopped paying rent and magically they sprung into action but still took several weeks to sort out. My housemate moved out due to this affecting her health and I was told I was liable to pay her rent by Montrose despite water still coming through and there being no carpet in there. Money was deducted from our deposit for cleaning despite being told no monies were chargeable as we’d cleaned well. Though this was quickly sorted out and we were promised the deducted monies would be sent out - still waiting. This is 4 months after moving out.

I found renting a student property under Montrose properties fine until it came to moving out. They were very poor in their communication and reluctant to help aid the process of getting our deposits back. They failed to send the check out report, leading to a long delay which they then failed to apologise for. Never once did they reply to an email me or my housemates sent them, it took us numerous phone calls to the office before we were finally told that Montrose were waiting for us to send them correspondence! You'd think if they needed something from us they would ask for it instead of going radio silence on us for nearly 2 months! We finally got out money back, again with no apology. Definitely not worth the hassle to rent with them.

I've just finished a tenancy with Montrose Properties and from start to finish, I was treat with respect and decency far beyond any estate agency I've ever dealt with. They were quick to organise repairs and on the once in a blue moon occasion there was something wrong, they were immediately helpful. Upon leaving and collecting my deposit cheque, which was organised with no faults and a very fair arrangement was made for a clean of my property, they wished me all the best for the future which I thought was a very classy touch. It is rare that as renters we are made to feel like proper customers and I would recommend anybody to rent through Montrose. Thanks again.

As I live abroad I've been renting my flat out with Montrose Properties for over 10 years now. They are far and away the best management agents I've ever used. The reason I'm writing this now is that we had a problem during Covid 19 getting a washing machine up the stairs to my tenants as it took two people who obviously had to live together for social distancing reasons. Rob and his son volunteered and took the machine up themselves, back breaking, they are heavy things, really above and beyond the call of duty. Which sums up my experience with them really, they always offer an excellent service. I'd give more stars if I could!

I am landlord with Montrose properties and they have been nothing but amazing! They helped me with really complex maintenance issues I had with my flat. They project managed my bathroom renovation and did it really efficiently and professionally, minimising the time the flat needed to be empty. They also supported me with documentation for my insurance claim and I would have really struggled without their help. I am so pleased I stopped managing the property myself and got them to manage it for me it is a massive relief and weight off my shoulders! Could not recommend them enough! Thank you!

My piece of advice would be to avoid Montrose at all costs. If you do end up with them, beware. Communicate only via mail, record any calls, everything has to be well documented and double checked - otherwise, they’ll do their best to con you. Always check your rights, and advise with your local council, Citizens advice and a lawyer if needed. I’ve gone through some of the hardest times dealing with these snakes. Beware of Heather Daniels, beware of Rob Bloodwood. Beware.

In my experience they are a great company who look after tenants and landlords alike. They have managed my flat for around 10 years and it’s been well looked after, I get regular reports on the condition and my tenant is happy as when things go wrong they deal with it efficiently. I don’t live local anymore so I appreciate that these things are covered without me needing to be involved in every aspect or every detail. Not much more to say other thanks for a great service

I found Montrose after graduating and moving to South Manchester. I rented a shared house with them and then a lovely one bedroom apartment in West Didsbury. I always found them to be friendly and helpful. A few years later, they looked after my home that I had purchased in Didsbury. I had 5 years of trouble-free letting while I worked abroad. I appreciated their low staff turnover and expertise in looking after my home.

Not a student friendly letting agency. Slow response to repairs being needed compared to other previous letting agencies. Rude customer service from some of the staff. Will try take all your deposit for small things. Avoid at all costs.
