I live in New Orleans and I am an avid outdoorsman (hunting and fishing). I know what it means to "rough it". I had no idea I would do that 8 minutes from my house on the lakefront in New Orleans and 12 mintues from Downtown New Orleans. The Skinny: book a nice hotel downtown and skip this place entirely. I bought into their, "come and make memories" and since my 22ft Center console boat is docked right next door, I rented a "condo" for 2 nights to dig in, fish with family, and enjoy what I thought was going to be a resort style adventure on the water. I should have just gone to my camp an hour away and done it right. For the ridiculous price of $329/night, excluding fees and tax, this is what I got: Broken front door, hard to open. Dirty dishes from last occupant unwashed in dishwasher. 2 broken chairs in living room with nasty worn headrests from 1000 prior skulls. Both leaned precariously to the right when seated. TV with one channel. WYES only. Other 2 TV’s obviously new because of the Walmart stickers still on them; “Comcast error” the only Channel to watch. Door to laundry closet broken, open, blocking access to hallway. Showers non-functional since the 12 inch luxury shower head was fed by a water stream worthy of an RV. The water only dribbled out of ½ the jets and onto the shower valve handle. Cheap beds, and pillows that were like garbage bags tied with a knot with air in them. Screamed: “this place was outfitted at Walmart” (Vizio TV’s added to that vibe). Back Pier Condemned, so night fishing with the kids impossible. I had hoped to enjoy watching kids catch bait and fish like we did back in the day, off of piers while parents cocktailed. It’s the real reason I booked this condo since I already have a camp nearby that has better amenities. Epic fail on their part and my fishing lights went unused. Air Conditioners over bed; keep you awake all night. They sound like space ships powering up, then take off, then shut off. Does that over and over all night. Paid internet is deficient (see other posts from guests; never rectified) and my daughter couldn’t watch YouTube on her iPad. With no night fishing options and no reliable internet, my daughter asked me to bring her home within 2 hours of arrival. When she told my wife about the place, my wife and my other daughter refused to come, so I slept in that dump alone and fished my fully fueled/baited boat without them the next morning. If you want to do it right: stay at the lavish Windsor Court or Monteleon Hotels Downtown, with robes hanging in the closet and high tea at noon. Please skip this glorified trailer park entirely. My city offers way more than this place can possibly deliver, especially at 5 star hotel prices. See attached confirmation for proof of this robbery.

After reviewing these reviews, we decided to stay in a dog-friendly 2 bedroom Villa but also had our small RV so here are 2 reviews in one. We stayed for a week. In short, the entire facility is a work in progress as it appears the new owners since early 2022 are spending money to fix things up. The campground (5 stars) is newly paved and the RV pads are compacted gravel which is in very good condition. The landscaping between and around the pads is kept up. They seem to be working on the bathroom buildings now as the one in the middle of the campground was closed and the one in the main building was open and is clean but in need of upgrading. Presumably they couldn't close both bathhouses at once. I heard others mention the laundry also needed upgrading. I would have zero hesitation to stay in the campground again. Our Seabrook Villa was just OK (2 to 3 stars). The positive was the the rooms were clean and the TV, AC/heat (we needed to use both due to weather changes) worked well and the shower stall was new with plenty of hot water. Bed linens were good. The negative was that the furnishings (beds, table, counters, etc...) are old and need to be replaced. They work but are simply worn out. Bath towels also were very thin. I'm guessing that work on the Seabrook Villas will probably be done after the RV campground is finished. I would wait to use the Villas again until I knew upgrades were done. There are 7 or 8 Seabrook Villa buildings so they may not work them all at once, if ever. I have no information about the floating Villas or tiny houses. As for safety, we felt safe and security drove the complex at night as we saw them while walking our dog. Other RVers mentioned they walked their dogs at 3 a.m. and also saw the security truck and felt safe. The place is in an area of old warehouses of which some are being used and others not. Hurricane Katrina messed up access for the large ships so they can no longer get into the canal and therefore the warehouses haven't been needed. There is an onsite marina and also an adjacent operating marina. Due to its location, virtually no one will be there except people using the facility so we had no issues at all with unwanted strangers as there were none. We did not eat at the restaurant. The location is great for accessing NOLA including the French Quarter and Canal Street (15 minutes), south shore of Lake Ponchatrain (5 minutes), the NPS Battle of New Orleans park (15 minutes) and several plantations.

Pros: Customer Service was top notch. Any and all issues or questions we may have had were addressed immediately. Spaces were easy to navigate in and out of and was close proximity to Bourbon Street and other interesting areas. Site was right on the water and included a pretty good size propane BBQ, refrigerator and hot tub. Cons: Felt a little ripped off by the amount we paid for the "premium" site (over $1,300 for the week). We have a 41' toy hauler and the spot we were given were made for coaches. We had to run all of our sewer/water/electricity under our trailer. Luckily we have the required length to hook everything up. However, I would hope plans are in the future to resolve this issue to make it easier for trailers to use. As for the amenities listed above, hot tub was great but didn't get the chance to enjoy the BBQ or bar. I couldn't get the BBQ to light when I tried it but we never used it so I didn't report it to the front desk. The radio that was available at the bar didn't work. And the noise! There were big trucks that went up and down our road toward the dog park. Some stopped near our site at 6:00 or 7:00 am with the engines idling. And be aware that you are in an industrial area, near a working marina. Across the river, the paddle boat Natchez was being worked on and sound carries across the water. I can take working noises but they, at times, used the boats sound system to blast out music and not genres that we enjoy. One would expect at this price, the park would try to control what it could, especially the amount of traffic that goes up and down the site. Bad on us, we should have asked to be moved and also, we didn't inform the front desk so this will come as a surprise to them. Overall, we were happy with the location and service provided but I don't thing I would recommend this site. For the cost we paid for a premium site, it was way out of line for the issues we had to put up with.

Having never been to New Orleans we didn't know where to stay or what to expect. After asking on FB for recommendations.. everyone said “ dont go to NOLA”. “ Avoid NOLA” I got scared. We decided to ignore the advice and found this RV campground. We stayed here 2 nights. IT is LOVELY!! It is located on the water in an area that is very industrial and abandoned. So dont get scared! Seems that after Katrina when the leveys were repaired the waterway into this area was cut off to large ships so these huge industrial businesses were forced to shut down or move… so dont be scared when you drive thru. We had a spot directly on the water. #17. very big! Friendly staff, beautiful pool, bery good restaurant on site…Jessica the bartender was .. all in all a really really nice park. Order the catfish it is EXCEPTIONAL Then theres Adam.❤️. He runs a shuttle service to the french quarter 3 times a day. (10-15 minutes away). He also runs a tour of NOLA if that suits your fancy. We took his tour $60pp and he took us all over NO. Well worth it!!! We left at 10:30a He dropped us at Bourbon St at 4:00pm and came back and got us when we were ready to leave. We saw everything there was to see in NO. from one side to the other. He was a wealth of information. Take the tour!!! Would definitely come back!!!

We stayed here for an event at the convention center and it is about 15 minutes without traffic to the city for those wondering (about $18 for an Uber). This location has some highlights for sure like the gym, pool, restaurant on site and view of the water but there are some items they will need to improve soon. For example the bathroom facilities are very poor with broken showers, horrible water temperature regulation and broken controls. The bathrooms also had holes in the ceiling in some areas and overall looked run down. When we arrived the security gates were wide open and not working properly to auto close (12am) so don't be fooled by the gates description. We then setup at midnight only to have a lady who described herself as 'Leon's sister' knock on our door and ask for a phone charger. Against my better inner judgement I lent her one only to confirm what I suspected that i would never see it again. WiFi is also not free (though not very expensive) and the pull through spots are just barely long enough to park your truck on after detaching. The drive to this spot is also not very appealing. It is an industrial waterfront and i could see a yacht repair from my side of camp. Given it's proximity to the airport you can also hear the occasional plane. All in all i don't think I'll come back until some changes and improvements are made.

We stayed 3 days and 2 nights at the New Orleans RV Park and Marina. We had an AWESOME time. We Felt very safe and the overall resort was extremely clean. The resort is approximately 20 minutes from the French Quarter by van. The highlight of our trip was the city tour given by Adam. For $60 per person, you get a 3 hour tour of the city, and shuttle service to/ from the French Quarter . Adam picks you up in front of the campground store, and takes you on an excellent tour of the greater New Orleans area. He is a former camp ground employee, and was actually in the city when hurricane Katrina hit in 2005. He has a unique perspective of the area before / after the hurricane. If you want to safely see New Orleans from the perspective of someone that has lived in the area his entire life, stay at this resort and take the tour with Adam, you will not be disappointed. The drive to the RV park is a little industrial due to the ship yards on lake Ponchatrain , but the park itself is maintained at a very high level. We also want to shout out to Eric, who made us feel welcomed, and took us to our site upon our arrival. 5 out of 5 experience in New Orleans. Rob

We booked through Hotels.com and were not informed this is an RV park. I saw this property had good ratings and booked without enough research and it was a mistake The property is located far from human civilization. You drive down an empty road passing by what is a junkyard, railroad tracks etc. At one point our Uber driver thought we were trying to kidnap him The property is part of some RV camp, so you have people lounging in their camp chairs, with their dogs and felt like a giant campground We arrived an hour early to check-in and the room wasn't ready, which is acceptable. However, even after waiting past the check-in time, the room wasn't ready. Once we received the keys, we were informed the Internet is paid. In 2022 this was the first hotel where we paid Internet fees Then the reception, it was only open till 5 (or 6). Post that, they close the office and leave. Imagine that! There is no reception or staff to help you, with anything. Finally, the service. There was none. 3 nights we stayed, there was nobody to change sheets, give new towels, nothing. We were stuck in the corner of nowhere, difficult to get to, nobody to help and no free wifi
We were told our spot was number 63. When we arrived around 10pm there was a truck parked in our spot. But there was also several spots open upon arrival. The security guard did nothing about it other than telling me to knock on the people's doors and that I couldn't park anywhere else and tell them to move, and then he left us there. Didn't even attempt to have the vehicle moved himself. which made it very uncomfortable for me, especially when I could just have parked anywhere else. We almost left because of this. Instead of confronting another upset camper at 10pm at night. We also had the kids at the pool, and no where did they say we need wrist bands to be in the pool. They made us take kids out of the pool, just to get wrist bands , which made the kids upset, just to tell them to go back in. Also the wifi did not work, shuttle never came to pick us up or it wasnt around. I don't recommend this place. As a travel blogger . I have ecerything documented and posted with over 12k viewers . Thus was very upsetting.

Adams shuttle and city tour are a must! Adams Shuttle price is cheaper then Uber or Lift, and van is better than the cars we rode in when we made that mistake. Adams city Tour will absolutely open your eyes to what a beautiful place New Orleans really is, it’s a personal Tour not some person on a microphone reading a script. It's Adam showing you his home town. The onsite bar and restaurant was good on a rainy day when I did not want to grill. This place was a pleasant surprise. When you get off the highway you wonder if you have never been here as you drive past old industrial Park on right and flood wall on left.Then you arrive and it’s a clean oasis. Very quiet campground. (As a pilot I like hearing the occasional airplane from down the street.)

It's a very nice park. I was a little worried once we got close, because the area looks like a 3rd world country. The roads are in need of major repair, but once you turn into the park, you're in another world. It's nice and clean, pretty landscaping, and the staff is wonderful. The pool looks well kept, nice and clean, although we didn't get to use, due to us being busy. The park is close to (5 minutes) a Walmart supercenter, where we got our groceries. It's close enough to downtown, to experience the real (yet touristy ) New Orleans. Download the "premium parking" app to easily pay for parking pretty much anywhere in town. The park is also far enough away to just relax, if you choose to do so. The restaurant inside the park serves great drinks, and delicious food. We were able to dine with our dog on the outside patio. Everyone was very friendly and helpful.We would definitely stay there again. Wifi was available for an additional fee; it wasn't expensive, but it would have been nice to have it included.
Our top choice for every trip to New Orleans! The best of both worlds--Close to the city and feels a million miles away. Wide open spaces, gated community, gathering places for parties, and lots of options for your guests too lodge, excellent restaurant, game room with pool tables and ping pong, swimming pool and hot tub, the biggest tv to catch the game, and so much more! This is the nicest park we have yet to stay at. Spacious pull through sites, with landscaped medians between each site to promote privacy. The grounds were very well maintained, palm trees everywhere, grass trimmed, gravel and roads in good condition. This RV resort has literally thought of everything, theres a convenience/souvenir store, ice, trash pick-up daily, a restaurant/bar, pretty pool, gym, dog park, you would never have to leave the resort if you didn't want to. The office staff and guides were very friendly and accommodating and assisted us with a difficult propane refill, as well as adding an additional night to our stay last minute. The security gates are closed at night which was reassuring for safety and theres even security patrol. 10/10, would recommend this RV resort to anyone and will hopefully be back. We camped at New Orleans RV Resort & Marina in a Motorhome

Stayed in RV park. Quiet location. Staff was ok but not overly helpful or friendly. Site was unlevel by 4” side to side. Sewer is in the center of the site so if you have a hookup in the back make sure you have extra hoses. The resort property is well maintained. Showers up front were old but hot water was good. Other showers were being renovated so hopefully they do the front as well. Nice bar onsite with decent bar food. The one major complaint we have is the fall out from the nearby cement factory. Our rig and truck was covered in a fine white silt. So what’s in the rig also is in your lungs. They should install a free RV wash!

RV'ing through, visiting family, having a good time.. I'm really happy we booked here for New Orleans area touring. Great camp sites. Paved roads, landscaping, good water(iron pipes so let the water run just for a second to let the iron out).. it's 20 minutes walk to public transit so driving a car to tour new Orleans means finding parking.. I didn't see much good from the reviews. Tried a cab service - that went sideways just calling to ask for an estimate to drive us 7 miles into the thick of bourbon street and the markets. Cabs got bad reviews too. So enough of logistics then. This place has great amenities, services such as laundry facility, trash pickup from your site. Haven't done pool or hot tub yet. WiFi for a price but we just use our own broadband. Not the cheapest place to have a stay but I think it was the best experience and the best option to get to the French Quarter and really take in the history and see first-hand everything New Orleans.
This was the second time we've stayed here. We stayed here 10 years ago. I called about a month in advance of our stay and requested and was told I could give my preference for the spot or spots that we wanted and I did so. I was told that the computer then ultimately decides where you'll stay and it was nowhere near the spots I had chosen. At first, I was frustrated but the office was closed by the time we arrived. As it turned out, the computer made a better choice. The happy hour hurricanes are very good. Bar staff is friendly and the pool looked inviting but we did not use it. The roads are rough around this RV resort; however, the roads are rough everywhere around this RV resort and in the downtown area. Terrible drivers. Worse than Houston. We would stay here again. Just found out when I got my credit card stmt that I was charged more than was confirmed with me via email. I am disputing.

Great RV Park! The resort is clean and well maintained. It has paved roads throughout the grounds and gravel sites for the RV. It has waterfront and water view sites. It has a dog park, pool, and an onsite restaurant. We were so happy we stayed here instead of the other popular park near the French Quarter. The highlight of our trip was Adam Shelmire who runs the shuttle service at the resort. We used the shuttle to go to the French Quarter and not have to worry about parking. Adam was wonderful and the shuttle service was money well spent. We booked Adam 2 days later to take a tour of the city. It was about 3 hours, but we stopped at several locations to stretch and walk for a bit. Adam’s knowledge of the city and its history is simply amazing. The tour really helped us see that there is much more to New Orleans outside of the French Quarter for which it is best known.

Hubby and I recently visited New Orleans RV Resort and Marina, 6001 France Rd, New Orleans, LA 70126. We have been there many times before under a previous ownership. It's a nice place, easy to get to, with lovely landscaping, an on-site restaurant and bar, weekly activities, right on Lake Pontchartrain. Free cable but paid wi-fi. They even have a private company that will take you to the French Quarter and back for $20 a day. My only complaint was the zipper site layout. If you have a long rig, it's fine as long as someone short is your neighbor. But when they schedule two big rigs to be both sides of the zipper, you end up with someone literally inches from your side. If you have a long trailer, do NOT get a back-in site. This is not an inexpensive resort - but then, nothing in New Orleans is - but I would still go back.

So this resort is in an unlikely place at the end of a mile of huge industrial plants. BUT! This place is great! Blacktop paved roads, level gravel camp sites; both back in and pull thru. There's hibiscus, palm trees, dog park and a beautiful view of Lake Ponchartrain. The amenities are plentiful including a bar and grill, pool, hot tub, shower facilities, laundry and more. The staff was super friendly when I called to book a last minute spot and followed up with me later in the day to see if there would be any delays in my arrival. Shopping and restaurants are very convenient and less than 2 miles away. My stay was more than I had planned on spending while in town, but in the end it was totally worth it and I'll be back! Just so you know, there is an executive airport nearby and you may hear jets flying overhead. Also, being in the midst of all that's around it, you may hear trains and boat whistles.
This place gets 5 stars for good RV facilities and really great people. We were stuck trying to find a place after 10 hours on the road. The state park we planned on was half under water so we needed somewhere to go, hopefully near New Orleans. This place had been recommended and it did not disappoint. We pulled in at about 6:00 PM. The office was closed but Keith the awesome after hours guy had us covered. Got us into a pull through and we were good for the night. The next morning, Christie at the front desk worked real hard to figure out the remaining nights we wanted to stay. She made it so we didn’t have to move and we were good for the whole stay! It’s about 15 minutes by car to the French Quarter, great bathrooms, laundry and even a little restaurant on sight. The dog park is adequate. Propane and trash pick up services are available. This will be where we stay on our next trip to New Orleans.
I stayed here for a quick weekend getaway. This location was recommended to me by my travel agency. Lady at the front desk is very friendly. She made the check in and out process super easy. All the staff was wonderful. They take you to your room and give you needed information. Location is perfect. Only 12 minutes from the French Quarter. They also offer a shuttle if you don't have your own transportation. Rooms were very clean and the bed was so comfortable. I did not make it to the bar. But I will next time. The water was very peaceful. It was also gated, which maxe me feel very safe . I definitely recommend you stay here! Especially if you don't like the noise of bourbon st. Plus it's very affordable.

We stayed here for the first two weeks of our 9month RV trip across the US. It’s off the beaten path, but convenient enough to drive anywhere in NOLA. Quiet and safe, it’s a good spot to retreat to after a full day of fun and eating . Sites are relatively nicely spaced, although our 34 foot back end was kinda close to our neighbor. Backing in to our spot (site 93) was easy and level. Hookups were good though water pressure was a little low. The worst part was the constant dust blown up from the gravel. Do not recommend leaving your windows open. That said, they have grand plans to pave the park by years end and improve the sites themselves as well. A new pool and another 60+ sites are in the works too. Dog park was small, but they provide bags and receptacle. Laundry is $2.50 each load, for wash and dry. Washing machines are on the smaller side.
What a gem of a find! Please ignore the "industrial" setting that you first pull into off the highway. As you get closer to the resort, things become nicer. Once you pull through the gate, you are transported into a really nice resort! The lanes are wide for large rigs and for maneuvering your travel trailer. The roads are paved, the lots are gravel and spacious. There is a picnic table for each site. The dog park is small, though plenty big for my Jack Chi. The pool is beautiful and the hot tub is clean. The workout room has a variety of equipment, including plenty of weight for the free weight bench. It is well lighted at night, though not too bright for sleeping. Plenty of people (and their fur babies) enjoy walking at all times in safety. The bathhouse is clean as well. Do not miss this wonderful park and it's great employees!
Many RV parks call themselves “a Resort” when they are little more than a concrete pad with hookups. Not so with New Orleans RV Resort & Marina. It truly felt like a luxury park. Our site was right by the water so we had a lovely view of the many boats docked there. Most sites were surrounded by lush palms giving it a real vacation feel. It was a pleasure to have the Lighthouse grill on site so we didn’t have to go into town for a meal and I didn’t have to cook!! The food was good and the service excellent. Although the weather was inclement and we didn’t use the pool or hot tub, it was nice knowing they were there. We would definitely recommend staying there. Good value for the money.

We were planning to stay here a year for work. Ended up leaving after a few weeks because multiple sites had electrical issues with the pedestal, including ours. Recently a building on site burned down due to electrical issues. While we there, the marina next door caught fire. Our pedestal was not grounded, and both ours and our neighbors RV had a surge, causing the power cords to burn out even with a surge protector. It cost us $5000 in troubleshooting and repairs. The RV management rejected any consideration that their pedestals/grid caused any issues, and actively avoided us. The RV park is beautiful, wish we could have stayed, but in our opinion, it is unsafe and management is untrustworthy. Moved to the KOA and had a much better experience.

Don’t be alarmed by the area. As you come in, you go through an industrial zone…. But, once you pull into the fully fenced and gated park, it’s like a lovely little oasis. Super quiet and peaceful, but only 15 mins to the French Quarter. It’s great! The staff was friendly and accommodating and the facilities were clean. The pool is small, but nice and they have a great bar/ restaurant with a happy hour. I was so pleasantly surprised by this big city campground. We will definitely stay here again.

We stayed in this resort for a week and could not have been happier! Nicely maintained park, beautiful pool. We also ate in the restaurant a couple of times and the service and the food was excellent. Best feature: Adam's Custom Transportation and Shuttle Service. We went into town on several days with him. And he gave us an amazing tour of the city. He is extremely knowledgable about the city and its history. We saw many things off the beaten path (certainly would not have seen on other tours). And he took the time to answer our many questions and give us recommendations for restaurants, etc. We will return to this park in the future.

Excellent place to stay & explore “the Big Easy”. Nice staff, great location. One restroom & laundry are currently under renovation, so that will improve soon. Other restroom had crazy bad shower controls…nearly burned myself & unable to cool the flow. BUT the rest was good enough to still give the place five stars. The NUMBER ONE best feature of this park is the shuttle operator, Adam. What a great guy to deal with! He gives rides to downtown & also does tours. Like having a friend in the neighborhood. Adam is the best! We love this place.

Chose a super site for the waterview which wasn't as picturesque as we'd envisioned. The proximity to the city was great yet far enough out of town to feel relaxing. The staff, facilities, restaurant and bar were super. Everything was clean, maintained and orderly. The park roads were not paved, rather rutted and muddy. Appears that they're working on that. Special shout out to Adam, a local who provides transport in, out and around the city to park guests. Reasonable prices., dependable and full of knowledge regarding the area, sites, restaurants and activities. Do not even think of bringing your car into French Quarter. Tow trucks lined up waiting to tow illegally parked vehicles, of which there were many. Simply not enough spaces for amount of visitors.
We liked are stay here. We chose it to be close to the Quarter and make it easy to see all of The Big Easy. It is a little pricey for how tight the spaces are but it worked for us and we enjoyed our short stay. The laundry is roomy and very clean. There is a bar and restaurant looked ok but we just ordered a couple of drinks and sat on the deck to watch boats go by until sunset, Nice. I read some of the reviews about being in the ninety district which has a bad reputation but I never would have known it if I hadn’t read about it. We felt very secure and my son rode his bike around the park. It is all gated and the have security and cameras watching all the time. My only issue was the roads can be dusty when dry but that is a small thing. We will be back.
First time staying here and already have booked a couple of short stays in July 2023 and the whole week for Mardi Gras 2024!!!! Super great place, clean, well maintained!!! Very nice people!!! IF you're going to Mardi Gra - this is the place to stay, 15 minutes or less to Bourbon Street AND, they have a shuttle service that does drop off and pickup downtown (French Quarter). Also, if you don't want to drive to eat - they have The Lighthouse Bar & Grill right on the property!!! OCTOBER 2023 - Still GREAT location to stay for visits to New Orleans!!! This is our 4th time here this year and already have two other stays planned - Lindsey is great and everyone is always so friendly!!!

My family lived here for about 10 years on a house boat. It's under new management since then. It offers on-site bar/restaurant tho a little pricey. Shuttle to take you downtown, in ground infinity pool with waterfall, hot tub, boat launch, rv hook ups and marina, laundry rooms, bathrooms, mail room/ front office.

The rooms can use a face lift, the housekeeping supervisor, she's is awesome, so helpful, she should be the front desk manager. The lady who checks in have no personality at all.. my goodness, you're going Their to enjoy yourself, she's not the one you want to deal with while on vacation. Just lifeless should I say.. other than that, great place

I will write a short review so I make sure that everyone who wants to rent one of their room get the right information. - the room floor and the room are extremely dirty. The floor was absolutely dusty and black. - the air filters must be changed. It let some black dirt on the bed, furnitures and the floor. - THE PLACE IS INFESTED BY COCKROACHES. - the wifi is a paid wifi. - no water pressure. The list is so long. I DON’T UNDERSTAND HOW IT’S LEGAL TO RENT A PLACE THAT DISGUSTING. If you don’t have your RV DON’T go to this place. DON’T RENT THEIR STUDIO/CABIN.

COCKROACHES!!!
Quiet time is not enforced. I tried calling an after hours phone and got a recording of “the number and leave a message”. Site 91(seasonal?) is up partying past 3am. There is no 10 year rule. We have a piece of junk next to us. The bartender looks to point the blame instead of solving a problem. But the bisque is awesome. The park itself is clean. Paved roads and level sites. The young man who escorted us was wonderful and attentive Adam who drives a shuttle service into town is terrific. The wifi we had to pay for didn’t stay connected. Edit: the owner was responsive to my concerns! Thank you

We really loved our stay here and it easily could have been a 5 star stay except for one thing; THE BATHROOMS! What the heck?? Really the worst we’ve seen; in particular the ones at the back of the park where we were staying. It just makes no sense to me that the bathrooms haven’t been seriously upgraded given the rates customers are paying. That being said, the rest of the experience was lovely. We loved being on the water, the lush landscaping, the hot tub and pool and huge game room are great (though we would have loved to see the game room a bit more clean). Staff was great, everything great, bathrooms huge downside. If the owners fix that I’d say this place was top notch.
We stayed here for 4 nights on our little mini-vaca coming from FL. The place itself is very nice with patches of grass, palm trees at each site. A few negatives; the extra parking is a bit far as there was “no parking” signs just in front of our RV spot that appeared they were using for old cars and misc. things just behind the bath house. The site that we stayed in (#33) was pretty narrow and thus we also had to park our truck in the overflow parking lot. Lastly, it would be nice if the restaurant served breakfast as there is nothing close by. Having said that, we enjoyed food a few nights at the restaurant and we would stay again.

It’s deceiving when your coming in park is way nicer than surrounding areas - most disappointing thing was we paid up to have a hot tub at our site and when we went to use it - it was low on water - called the next morning to have it corrected - they said they would and never did . We would come again but will not pay up agin for the presidential site with the hot tub as they did not make it usable . Emailed the manager immediately after their response - what happened - crickets same as when I said the hot tub was low - nice place port service !

Second time we have been here, first time under new ownership. The office staff is not super helpful, not like the previous staff. The best part of the campground is the shuttle service provided by Adam. He makes your time here stress-free and so much more enjoyable. His tour was amazing. You get to see this city in a way that you never will if you aren't a local. Adam is friendly and provides a great service for a very reasonable price. Highly recommend his tour and utilizing his services while you stay here.

Nice RV park but very expensive being it's a resort and marina and close to downtown New Orleans. Easy to find and navigate to site. Site was just big enough for our 40' rig and 14' trailer. Parked our separate car next to the RV in the site. Nice foliage around the sites and park. There is a nice dog park and also place to eat right on site if you need. Biggest reason we picked this place was the proximity to downtown New Orleans which is about 5 miles. They also have shuttle to downtown if you don't want to drive and find parking. We camped at New Orleans RV Resort & Marina in a Motorhome.
Basic RV park. I’ve visited many “resort” style rv parks. In comparison to an actual resort style park this one falls below most standard comforts. Pros: Easy check in, restaurant on-site Cons: Rv sites are NOT concrete, all gravel. Sites are very small. Wifi is an additional fee per day and WiFi does not work. I was refunded for that. The overall ambiance has a key west feel, because this park is located next to water. Side note: This was actually my second visit to this park. So I did give it another try. Just can’t see myself paying this much for a NO concert Rv site ♀️
This place is really an oasis in New Orleans... And after a day around New Orleans/French Quarter it's so nice to come back to really nice campground that looks and feels amazing, right on the boat doc harbor. It really has a beach/dock vibe to it (including the breeze). It's super clean and a great on site restaurant/bar. The staff was great and even though we only stayed one night... We will be back and next time we will stay at least 2 or 3 nights just to enjoy the area and retreat back to this amazing rv resort.

We are from Arkansas and have stayed at this Rv resort many times over the last 15 years but only for 2 or 3 days at a time. This past week we were there for 6 days and also had family come in from Illinois and Florida with rv’s and we were all three together side by side. It was absolutely the best week ever. We dined in the Lighthouse restaurant two nights and the service and food was top rate. It always has been since we have been going there. We had such a great time we plan to be back more frequently for weekly stays.

This spot is a hidden Gem! Agree, do not be alarmed by the initial industrial neighbourhood. The park is beautiful, clean, paved, spacious sites, gates, and felt very safe. We had a back in site along the marina, we enjoyed that very much. Dog friendly. We enjoyed the restaurant and bar on-site. The staff were very polite, friendly and informative. We used ADAM to travel into the city 2 different days. He is wonderful! Highly recommend using him. Next time we'll stay longer. Yes the 1 person bathhouse could use updating, but it was adequate.
My husband and I go to NOLA every year and this is the first time we decided to stay outside the French quarter. It was perfect! We were still within a short driving distance to all the spots we love (5-10 minutes) but it felt very cozy and secluded. The staff was wonderful, the on-site restaurant was great, and the facilities were very clean. We'll definitely be booking here again.

Great location, great people!! Just started RV life in March and haven't been to many RV parks but love this location!!! Only thing I would ask to change is the WIFI provider - have to pay for WIFI and never could get a signal above one bar. Called the provider a few times a day for two days and finally just cancelled it. After all the issues, they only gave a partial refund. They have nothing to do with the RV park people and they were great - in office and the restaurant on property!!!

Really nice RV park. We had a waterfront spot, and it was nice to be on the water. Staff was friendly. There is an onsite bar and grill, very nice. The downside...water pressure was horrible, like just a trickle out of the rv faucets. Had to run on the rv pump. The bathrooms really need attention. Loose shower valves and the water pressure issue affected those bathrooms as well.

Loving this place. Got a waterfront site. Very peaceful overlooking water. Nice game room and gym facility. People (staff) are amazing and friendly, very welcoming. Food is incredible! We are from Buffalo, NY so we know our chicken wings, their smoked buffalo wings are the best we have had in a long time! And the garlic fries are the perfect snack with one of their tasty drink specials. They r doing lots of improvements and expanding. Definitely will return again to see upgrades. So happy we chose this RV resort!
I stayed at the park for jazz fest and I can’t say enough about my stay and the way I was treated by the staff especially the 2 girls who work in the office/store “ Nikki and I forget the other girls name but they were both awesome! The resort and bar/restaurant were so clean and very nice . The staff even helped me receive packages that arrived after my trip was over and I was back in Florida, I will definitely come back and recommend to anyone with an rv! I want to thank the resort and staff for a great stay !
Great place for a night or two if you need a place to dock. Note that google maps will direct you to the wrong place, you need to continue towards the lake to "next" channel. Entry is tight for a beamy boat, we're just under 17 feet, no problems but we took it exceedingly slow and there was little wind. Well protected and you can uber into town if you like, we were tired and just grabbed dinner at the on-site restaurant which has a great happy hour and good food as well.

The place is great! We stay here for 3 nights at the villas. It's not far from the frnch quarter(12 mins in uber) and you avoid all the noice at night...which was perfect.. This tiny room has everything you need ... it's super clean, the bed is super confortable and they provide a coffee machine with some pods so at least you have coffee for your first day. The staff is super attentive and friendly. Justin(security) & Kristy (front desk) are awesome and profesional. We would love to came back
I would leave five stars if not for the disgusting dog park, which needs to be looked after and policed (I cleaned out ten bags of… stuff). Not cheap, but great location with a $17 Uber to the French Quarter. RV site was OK, difficult to back into because of a light pole and tight quarters, but they were nice enough to help us out. I don’t have issues backing up, but a pull through or a waterfront site is my recommendation if you’re marginal on driving skill or have a longer rig.
Quiet, clean well maintained, non heated pool, residental hot-tub, easy to locate. Upon arrival front desk female was, to the point & offered not much more even when we tried asking questions An added bonus is that they use Custom Transportation, we had Adam. He shuttled us into the French Quarters then we texted him when & where to pick up... parking can be limited & expensive, so we didnt drive our tow vehicle. Recommend his tours as well, very knowledgeable man.
Not at all what I consider "Luxury" or "Resort". The men's room next to the office was downright nasty...one of two comodes was stopped up for 2 of the 3 days we stayed here without any effort by staff to clean it. Then it was unstopped but not cleaned.Ugh! The second comode was then stopped up as well. No effort to enforce people to clean up after their dogs, and it REALLY shows. Won't be back.

This is a gorgeous park right on the water. The property is very well kept up. The restaurant on property is an added bonus, although we didn’t try to the food. The happy hour was great! The dog park is good sized and not just a giant dirt pit. The swimming pool was gorgeous. Everything was very well done. My only complaint is that it’s kind of far from the French Quarter.

Pretty cool park! We would defiantly stay here again. The location was great, views are fantastic!! Pool and hot tub are very nice. The staff was amazing. They were very helpful when we pulled in late at night. The security guy showed us to our spot and was very helpful! The spots were pretty big but My only complaint was there were only dirt roads abd it had been raining a lot so there was a lot of mud. Other than that it was a great park!
Loved our spot facing the river. The people in the office were amazing and so helpful. We had some motorhome troubles so extending our stay, no problem, had to drive to Red Bay for parts so leaving the bus, no problem, my husband was able to fix the bus on site, and there was no problem. We ate at the restaurant several times. Great burgers, chicken sandwiches, and the artichoke/spinach dip was delicious. We will stay there again.
Helpful friendly staff, enjoyed hot tub after hours of travel. Restrooms are clean. RV park is nice quiet marina setting with full hook ups and flat RV pad.. Residence were kind. We only stayed one night and will stay again when in town. Look forward to trying the onsite restaurant.

This is our second time visiting this park. The first time was 11 years ago. We really enjoyed the beautiful park. We had excellent service at the restaurant, bar. Very friendly people. They have a shuttle service that is available and Adam is a great guy. Took us to the French Quartier and back. Then we took a van tour of the town. Highly recommend.

This place is so below the description & pictures! It is also very dirty. The floors do not appear to have been mopped in weeks. There are no cleaning agents in rooms which they lied about & said were 'boat houses'. There is not even an iron or a broom/dust pan! It is super far from town & we've spent a fortune >$600 on taxi's & ubers so far & we have one more day & check out to go. An abject waste of money!
Nice tucked away place to stay. Very quiet, clean, great RV spots and 2 daily visitors who would waddle and quack for bread! Husband and I stayed here for work certification class for a week! Was very unsure when driving in to area however it exceeded expectations! Highly recommend.

Great staff and park. On this trip, we stayed at 7 parks and resorts and this was a tie for favorite. Premium sites on the water are pull in and nice to watch the boats come and go. Restaurant was very good. Pool very nice and bathrooms adequate. Grounds are clean and well maintained. Security is good. Staff very friendly and helpful.

This place is not worth the money! It's dusty, small spaces, and not a lot of room between you and your neighbors. The only thing good about it was the restaurant that was on-site but be careful, they might close the kitchen early. If you book with them, be sure to purchase their trip insurance or you won't receive any type of refund. Definitely not a Resort!

Good little spot on the water but does have some negatives. Gates were not locked at night like we were told, looked like they were hit by a vehicle and broke. The laundry was $2.50 for each wash and dry ( highest i have seen ) they do give you a coupon to the restaurant and the food was about 2.5 star. Bathhouse is just fine, just needs a good cleaning and debugging.

Great restaurant, bar, pool, hot tub, game room. Nice view from the restaurant and some RV sights. Close uber to French Quarter and many other NOLA experiences, if you don't want to drive. I cannot stress how much we loved it here. Super affordable and clean. Very relaxing place. They have rental cottages, rv park and campsites. Pool, hot tub, pool tables, restaurant and gift shop on site. Uber and shuttles (both available) were a great way to see the city without having to worry about parking or driving around. Thank you for a great get away.
Probably the best RV Park in the New Orleans area. Started here for 3 weeks and really enjoyed it. It's outside of the inner-city noise and traffic but close enough to still enjoy everything. Clean, well-maintained and secure with great amenities. Restaurant/bar on-site, beautiful pool area, great lake views... staff is really great! Highly recommend!
Nice place about 12 minute drive to Bourbon St. We used Lyft and it was surprisingly easy to take there and back. Very quiet, hearing a train or jet now and then. Bathhouse was old but we didn’t need so no problem. Would definitely stay there again and recommend to other RVers.

driving up to the area leaves a bit to he desired, but once there its a great park, on the Marina, everyone is very helpful, facilities are clean, but could use more washer and dryers.. the restaurant staff was marvelous, and the food and drinks were good

I was so excited to be able to stay here. Prices are not too bad for where its location is. But, the rv spots are so incredibly small we couldn't stay...:(...so beautiful out there though. Nice ocean waves. If you have a smaller RV parking shouldn't be an issue with trucks and rigs. Hopefully next year we'll get to stay❤

The views are amazing. The office closes at 5pm., and we where late getting here, but management had someone waiting for us to get to the Resort. Great customer service. The gentleman showed us where we where staying and asked if there was anything else he can do to help. He was do helpful. We definitely recommend this resort.
Our only complaint would be the hook ups are backwards on the opposite side of our rig, our neighbor complained about as well, prime location, no! not really very noisy with the airport and industrial work around the campground.

This is a solid 4+ star resort. We were in a large pull through. Easily accommodated our 70’. No shuttle downtown but the resort recommends “Adam” who is reliable. The bar/restaurant has great food and good prices. You’re in an industrial area so no stores nearby for food etc. Not recommended to walk too far either.
One of my favorite resorts. Very pretty with the palm trees and on the water. Restaurant is a bonus. Good food and drinks. Nice pool. It's about a 15 minute drive to the French Quarter. They also have shuttle service which is another bonus. RV sites were good. Would definitely recommend.

Gated clean campground, and right on the marina! Everyone was nice & helpful. Felt extremely safe while staying there. They recommended a driver to hire to pick us up and take us to the French Quarters. He then came back later and dropped us off at our RV. Highly recommend him as well. We will be back next year!
Stayed here 4 nights. We are in a 45 ft Motorhome pulling a stacker trailer. The pull through spot accommodated all of our 72 feet without having to unhook. Very clean park. Everyone was extremely pleasant. The food, drinks and service at the restaurant was very good.

The park is neat and quiet. The upstairs restaurant is nice and even has a Happy Hour. They have a gentleman named Adam that will transport you anyplace for a extremely reasonable fee. It sure takes the stress out of city driving down narrow streets with hard to find parking We stayed 5 nights
Our first RV trip, so we were super nervous and overall anxious about a lot of parts of the trip. But this park was super nice. Made everything really easy for us. Seemed like a semi sketch neighborhood getting to it, but once in- very nice. Glad we picked this place for our first stop!

Updated March, 2023. We spent a week at this very nice campground just 20 minutes from downtown NOLA. The campground is pretty well designed, but be aware that the roads and sites are shell/gravel. Hook-ups were easy and level at our site

Enjoyed our 2 night stay. Safe, clean and convenient to all we wanted to do. Adam at Custom Transportation was awesome! Reasonably priced ride service, super friendly and informative. We'll stay here again if ever in the area!
We love this place! This is our 3rd time staying here since 2019. They've been bought out since, but it was only an improvement! Pool, spa, food and drinks are all good! The RV slips have new gravel and are well maintained.
Place is ok. If was fun fishing and our neighbors were nice. Do Not do laundry here, all washer and dryers are broken. It just takes your money. No one around to get a refund.

We enjoyed our stay. The park is clean, safe and friendly. The restaurant bar is convenient and food very good. They have a shuttle to downtown that was a nice perk. Also, Uber/Lyft service the park as an option.
Resort was nice but water pressure was about 15 psi. Taking a shower in the RV was laughable. Fill freshwater tank and use internal pump.
