UPDATE 2-STARs: I was called minutes after leaving the review by a polite individual (Vuk) from the Lettings team. It was a very pleasant conversation, which was solution driven. Improved review from 1 star to 2 stars as they clearly value great customer service (which is brilliant). Currently awaiting actions from them (which were aligned on and discussed in the call), that back up the words that were shared before changing the review further. As it stands, the evidence speaks for itself and one very pleasant conversation won't change the overall stance taken. ORIGINAL 1-STAR: Extremely disappointed in the service provided by Oakhill. For context, I was searching for a one-bedroom place for a couple (with a baby on the way in several months at time of writing). They have displayed (in my opinion) discriminatory actions in their service by stating (in every case) that the landlord refuses to have a baby in the property (due to concerns over space, noise, or some other excuse), where legally speaking a baby isn't even counted as a person in UK overcrowding calculations until they turn 10+ (Ages 1 - 9 counts as half a person). Having consulted with the Citizens Advice Bureau regarding Oakhills' actions that I have described above, they also believe it to be consistent with some form of discrimination. This all would have been forgivable IF during conversations, they would at least recommend other one-bedroom places for us to consider, but they have failed to do so every time (I've had 8+ calls with them at this point). [UPDATE: It felt to me personally that there] were internal policies and rules, and they disguise them under the name of the landlord, and then upsell a 2-bedroom place for a family that does not need one. To further point out this ludicrousness, it's simply statistically improbable for ALL 1-bedroom properties (and I've found [UPDATE: 4-5] that I've been interested in at Oakhill to date) to have landlords with such an anti-baby stance [UPDATE: for 1-bedroom places]. To clarify, I have had other Estate Agents tell me the same regarding having no babies, but only once or twice across ALL OTHER Estate Agents and those instances had reasonable explanations (e.g. echoing rooms and hallways, which would be troublesome with a baby if they're crying), YET they still offered a viewing for it just for us to check that to be the case (which it was, so we declined). As someone who very rarely posts negative reviews with little constructive feedback, I found myself unable to think of anything positive to add about the whole situation, outside of the fact that they seem to have a lot of lovely places on their platform, so if you're one of the lucky ones able to get them - congratulations. However, I feel I have been left with no choice but a 1 star review.

Emily managed all the finer details during the letting of my property, including the Tenancy Agreement, getting all the necessary checks and paperwork in place and if I were to describe her input in one word, it would be 'amazing'. She was professional, yet friendly, easy to reach, quick to answer queries, showed brilliant communication skills, was efficient and very supportive. I had a great experience letting my property through Oakhill; they certainly have a fabulous letting team, including Jusdeep and Vuk, about whom I also cannot say enough good things. Jusdeep handled the initial bits (advertising the property, agreeing rates etc.) and he is such a kind and helpful person with all the wonderful professional traits that offer an exceptionally efficient and seamless experience. Vuk took over from here and handled everything with the prospective tenants, helping to finalise the tenants and again, he did a fabulous job. Then Emily managed the final stage with the details as mentioned above. All-in-all, a marvellous experience and a stellar team, whom I highly recommend. I wouldn't go anywhere else and will be a returning client.

If you’re a resident of TW7 you’ll be familiar with the Oakhill boards, they’re everywhere, and with good reason. From start to finish Oakhill were brilliant, James and Becky handled viewing on our property and found suitable properties for us to look at. Becky took the lead and is a brilliant communicator she thinks of everything ahead of time; Becky was always across our situation and was very easy to contact We struck gold because the house we fell for was also on with Oakhill. Becky made sure the negotiations went smoothly and once we’d committed we were able to exchange contact details with our buyers and the people we were buying from. I gather that’s quite unusual but it meant everything was so much easier. Aimee took the reins once solicitors were arranged, again the the service from Oakhill was outstanding, Aimee regularly checked in and made sure everything was on track and chased up the chain regularly. The exchange was really smooth, as was the competition. We’d have no hesitation recommending Oakhill. Our final invoice was exactly what we expected to pay which was refreshing. First class service - bravo!

We made the mistake of using a 'bigger' agent to begin with. They overpriced the property, sent people to view it who were actually looking for different types of property in different locations, and made little effort to sell our house. We had one derisory offer in 12 weeks - after we'd reduced the price. As soon as we could we switched to Oakhill's and within a week we'd had an asking price offer. The service from James and Harsh in the Oakhill's sales dept was great. When it came to the selling process and dealing with the legal side Aimee the sales negotiator was superb. She kept us informed throughout and dealt with our buyers requests along with our own efficiently and effectively. We were really impressed with the whole professional and personal approach. It's a big decision getting the right agent to sell your house - having one with a good local knowledge and an honest approach is vital. We learnt this after wasting 12 weeks with the wrong agent. We would thoroughly recommend Oakhill.

Oakhill - in summary a highly professional, effective and personal service. Having let my flat out for the last 20 years I’ve had varying experiences with agents in the past from mediocre (me having to address issues directly with tenants) to appalling (mistakes on paperwork / deposits or absconding with money). I approached Oakhill over a year ago based on a recommendation and have been extremely happy with their working ethos and approach. From the outset they were the most straightforward and honest when explaining the market and their competitive service versus other agents I interacted with. Since using them, every part of the service be that contracts, issue management, invoicing and general communications has been excellent - timely, efficient and professional with the use of automated process and system to engage and agree on issues being very effective. I have brought, sold and rent my properties out with Oakhill for many years now. Never had any issues with tenants, buyers or sellers, they deal with everything for me. Andy Walker is excellent when it come to buying or selling my properties, he pushes for the completion as smoothly as possible. Renting, I just leave everything to Justin, he brilliant with finding me good tenants and also charge reasonable fees for plumbing and electrical engineers. They are not expensive, I think they charge a fair price for managing the property. I find that cheaper agencies doesn’t always work out so well or put in 100% into it, but hey, you only get what you pay for, right? I can walk into the office and feel welcome anytime, their cups of tea isn’t bad either! Anyway, this is one happy long term customer, here’s hoping to many more years of business dealing with Oakhill’s.

Emily and Jusdeep of Oakhill were, quite simply, superb in helping us find tenants for our flat in Osterley. From the first contact with them, they were helpful and courteous advising us on everything from the current rental market to the rent we should expect to get. From previous experiences of working with estate agents who didn't put the customer first and whose admin was hopeless, my expectations were not high but they were far exceeded by the regular communication from Oakhill keeping us informed every step of the way. Their flexibility and ability to read the local market helped us to get top rent for the flat and a tenant was found within days. I cannot recommend them highly if you are looking for a customer-focused service with good communication, administrative support and flexibility.

Oakhill's handling of the sale of our late Mother's house was handled with professionalism and care. The process was rather protracted due to the sale being subject to probate, but it was "kept on the rails" by the team @ Oakhill. A large number of viewings were accomplished, and a fair offer was negotiated and accepted. Special mention goes to Aimee (Sales Progression Manager) for her perseverance during the period it took from receiving the offer to exchange. No organisation is perfect and there were a couple of lapses in communication and it would have been nice for Aimee to be involved until Completion as opposed to just Exchange. That said, it doesn't detract from the 5 star rating given and would I utilise Oakhill's services again - YES.

I called Oakhill estates about 5yrs ago , wanting their advice on rental property. Well for last 5yrs Justin from Oakhill has kept in touch with regular emails. So when I had an empty flat , I call Justin and asked him to come assess the flat I had which became empty due to tenant leaving He gave me lots of money saving advice. When the flat was refurbished, I asked Justin to rent it for me and he got rented within 5 days within putting it in market . Whenever I call Justin I always get him on the phone , he has a great team working on behalf of the landlords and tenants. So in future I will stay with Oakhill . I am absolutley appauled by the criminal behaviour of this agency when trying to exit my lease. They tried to change me £700 over my £1800 deposit for wanting to leave the premises early - fair and valid reasons given as well as spurious claims for damages to the property. DPS rejected most of their claims, and stated that their lease as drafted and early termination fees charged were not in the spirit of the Tenancy Fees Act 2019. Tenants beware, they will try steal your deposit and give you no supporting evidence as to why. Challenge everything, these charlatons need to be held accountable for their dispicable actions on vulnerbale tenants.

I found Oakhill to be the best agency I have ever had to deal with when it comes to renting. For the last 2 months I had to deal with lots of agencies and agents in my moving process, most of them lacking communication and conviction in doing their job. My entire process with Oakhill went fast and smoothly, everyone from this office was so nice and helpful. Vuk, the agent that helped me find a lovely home was extremely prompt and helpful with his answers, very kind and he made this process easy for me. I could not recommend them more.
