Fraud and Coerce Agency At routine inspection our property agent observed that the floor in the bathroom looked like it had got a lot of water underneath. She asked us if there was any water spill in the bathroom from the washing machine or bathtub. There wasn't any so we said 'No'. After that the owner came to the house and had a look. Then the agent called me and my husband separately to ask if our washing machine is faulty or water had overflown from bathtub. We both said 'No' as nothing such had happened. Agent called us again, this time almost asking us to agree that there was an accident from our end so that they can claim money from insurance. We politely said 'No' again as there was nothing that we had done. Then they hired someone to have a look and after detailed inspection they got to know that there was leakage in the hot water system. Without any fault of ours, our agent was giving us mental pressure. At the end of our tenancy period when we evacuated the property on 19th May, we did detailed cleaning of the property. After that agent conducted an exit inspection of the property and emailed us on 26th May about some minor concerns like the mirror not being clean, moulds in the shower curtain, a mark or two on living room walls and detailed cleaning for kitchen walls. We agreed to do the cleaning again and we cleaned all the left marks, kitchen walls, mirror and also replaced the shower curtain with brand new and returned the keys on 30th May. Next day(31st May) we got an email from the agent saying they will release our bond as we have completed the cleaning. But they did nothing for a week. So after seven days (6th June) we emailed them requesting the same. To which the agent replied (on 6th June) the owner is able to smell some spice and hence wants to get some cleaning done which will cost $209 and we are supposed to pay that. She also confirmed in email that the agent who completed the exit inspection could not smell any overpowering smell but it was only the house owner who did smell. She asked us if we wanted to pay money or conduct a dispute. We said we wanted to dispute and asked for further information. After 2 days (on 8th June) the agent replied saying that we have nothing to do from our end now. But we will have to provide evidence in My Bond when prompted. We didn't hear from the agent after that nor did we receive any notification/update in My Bond for several days, we even emailed her to which she didn't reply. So we went to My Bond and claimed the Bond. Finally we received it on 22nd June. They are so unprofessional and don't care about tenants and their money but only about owners. They were trying to get $209 from us and also they wanted to get money from insurance so were forcing us to accept that there was a water overflow incident from us. And even after maintaining a high level of professional communication over email with them, they don't even bother to reply or inform us. Couple of times we had paid weekly rent on Saturday instead of Thursday which used to get processed on Monday. On Sunday we used to receive email that if we don't pay rent we will have to evacuate the property in 2 weeks. They cannot wait for the weekend to pass until they receive the weekly rent and on the contrary they were not releasing our Bond even after several days of evacuating the property. They didn't initiate the request of Bond release,. had we not claimed bond in My Bond we would have still not received it. Also, they talk very rudely on the phone. My husband went to their office to return the keys and said wanted to talk to the agent, receptionist said the agent was inside and she would ask her to come out. But the agent didn't bother to come out to talk instead asked the receptionist to tell a lie that she isn't in the office. Agent came out of the office while my husband was still in the parking lot so we knew that she was lying.

After many phone calls and trying to sort things out we stayed with the settlement date but had to make rushed trip to Hobart from the northwest coast to help our daughter pack and move out as she prepared to leave for overseas in less than a week after the settlement. Jasmine and Zoe both took time out of their busy schedules to come and give us a bit of a hand. They didn't have to, but, realising how our solicitor's office had let us down, came to the house to help us in getting boxes and items packed into our transport. I can't speak highly enough of Patrick, Jasmine and Zoe from 4one4 real Estate. I would certainly have no hesitation in recommending them and the agency they are involved with to anyone who is considering buying, selling or renting.

Throughout the process, we experienced delays, unresponsiveness, and a lack of initiative from the agent regarding the release of our bond. They displayed unprofessional behavior, were rude during phone conversations, and had a reputation for dishonesty. Overall, their conduct demonstrated a high level of unprofessionalism and a lack of consideration for tenants.

Got the job done quickly!! Having come to John and Chris to sell this property through personal connections, we were not disappointed with our decision. Bought my first house from Chris Mcgregor. A year later, I had to rent out my beloved home due to change in situations, in which I have renovated inside and outside. I met with Patrick to understand the process/fees behind a rental property. Georgia Webster, a young property manager has been assigned to my house. Had some problems at the start where open homes were cancelled and no conversion into rental applications after multiple open houses. Eventually I did my own scouting and open homes and found a tenant. Very detailed condition report, very easy to use portal for landlords and good communication between me and the agent. So far so good. Fees are reasonable but hopefully it pays off in the long run!

As a landlord am very dissapointed in the service I received from this agency regarding my rental. My property had been renovated prior to tenant moving in. Problems arose with tenant being in rent arrears/dirty tenant. House was extensively trashed requiring a lot of rubbish removal, cleaning & repairs. Had to step in myself to deal with eviction at the end which I consider most dissapointing. Cost me a lot of time & money. Cannot recommend.
