We received a referral to Bobbetts Mackan, and like other negative reviews have mentioned, Bobbetts are incompetent, ill informed, slow to respond, and simply untrustworthy. After more than a few frustrating backward and forward emails between My partner and I, Elena Hathaway and Sara Marsh at Bobbetts, and long silences while waiting for replies, I've given up. We could've been charged £3400 for stamp duty had we not been paying attention and on the ball with our financial figures. When querying Elena and Sara about why we would have to pay SDLT based on the financial figures we provided them more than once very clearly in emails, all we received were generic replies about HMRC's SDLT rules and regulations, insisting that we would have to pay SDLT when Bobbetts were clearly wrong on this. They didn't even ask questions or seek to clarify any misunderstandings on the figures, if that was the issue. Since then we've found another solicitor who has listened to our case, and within 5 mins via a phone call cleared up any doubts, confirming that no stamp duty fee on our apartment purchase is necessary. Hence we now have a new solicitor. DO NOT trust Bobbetts Mackan. An absolute circus they must be running. If there was an option to leave a zero star rating, I would. And the fact that they haven't addressed one negative review on Google rings alarm bells.

I have used recently used Deepa Banks at Bobbetts Mackan for a property purchase. I have been really impressed by Deepa’s outstanding professionalism, friendly and approachable manner, superb knowledge and outstanding customer service. After using many Solicitors in the past, I was always left dissatisfied with the service received, however Deepa definitely goes above and beyond the average Solicitor and her efficiency and speed is unbelievable. She will always answer the phone and if not will always contact you back the same day. I was kept updated along the whole process, had queries answered and Deepa was very efficient in finding the best solution and advice where needed making what usually is a stressful experience very, very smooth. I would highly recommend her to anyone who is purchasing a property and will definitely be using her again in the future. I can not praise her enough and would rate her a 20 out of 10 if I could. Deepa was recommended to me as a solicitor who would be able to process my move efficiently and to a high standard, as I joined a chain at a late date just as it was about to fall apart. So progressing quickly was very important to the success of my move. I was so pleased that I was given this recommendation as Deepa exceeded my expectations. Everything was progressed at an impressive pace and with an excellent eye for detail. I also enjoyed working with Deepa. Her manner is clear and concise, and she was very happy to talk and explain things to me when I was confused or unsure. She was proactive in dealing with other solicitors in the chain and in problem-solving to keep everything moving forwards. I could not fault her, and would highly recommend her to anyone moving house!

I recently approached Bobbetts, and several other solicitors, regarding purchasing my first property. I was immediately impressed by Bobbetts who gave the impression of being honest, efficient and knowledgeable. I decided to go with them and I’m glad I did, as they surpassed my expectations by far (especially Beth who was brilliant). The level of professionalism Bobbetts supplied was above and beyond the usual solicitor standards. They were communicative, efficient and upfront with costs and timings throughout the entire purchasing process. Don’t be put off by the dated website, speak to the conveyance team and you’ll be sold. I can't recommend Deepa from Bobbetts Mackan enough. I instructed Bobbetts Mackan to assist with the purchase of a one-bedroom flat towards the end of 2019. Throughout the process she was proactive - both in chasing the vendor's solicitors when necessary, and also in keeping me informed. She was so quick in passing on updates to me that I would often know about progress made on the vendor's side before the vendor did! She made a process which is often complicated and stressful seem straightforward. The service from other people I've spoken to a Bobbetts Mackan - Beth and Matthew - has also been fantastic.

Deepa helped me through the process in completing on a flat for my daughter. Always on the other end of the telephone and speedy responses via e-mail. Would patiently explain any details to me but never made me feel inadequate if I did not understand the details and would talk me through again. Gave me some really good advice, my estate agent even commented on the fact she was very thorough and professional. Sara also on hand to help if Deepa was not available with her commensense attitude. In my opinion and experience, I wouldn’t advice anyone to be represented here unless you’ve done your research. Mr Stephen George, who represented me at my interview, told me he would represent me at my court date. But that wasn’t the case. On the day of court, I was only then told he wouldn’t be able too represent me. Because I apparently couldn’t get legal aid. I won’t say no more but, I wasn’t born a couple days ago. And he couldn’t even tell me this to my face in court as I seen him walking around. So again, I’ll say no more. Make sure you know is representing you.

THEY WILL NOT REPRESENT YOU THEY JUST WANT YOUR MONEY!!! Do not even deserve 1 star!! Very unprofessional, rude, do not respond to your emails after the case, and after they have received your money! Ranjit Banes represented my husband and agreed with the judge even when the judge was wrong! Did not defend his case! Judge told him off and Ranjit was petrified! Did not say a word to the judge. Took away the chance to appeal his case as he never had any contact after! Very poor service. WOULD NEVER RECOMMEND THESE SOLICITORS!!!!! and will be taking this further!!!

Extremely happy with the thorough and hard work from Deepa and Beth with my recent flat purchase. The only reason this review isn’t 5 stars is because of the times I had to wait for a response from Deepa as she was frequently uncontactable. However, Beth stepped up and ultimately pushed the sale through at the eleventh hour when it was looking doubtful that we would exchange and complete on time. I’m very grateful for Beth’s efforts at the end which ensured I was able to move house as planned. If you want the job doing, ask Beth, she will get it done!

Friends recommended Bobbetts Mackan to us and I am so glad they did. Deepa handled the sale of our flat and purchase of our new home, and she was outstanding throughout. It was quite a stressful time (unavoidable delays plus a baby on the way) but Deepa helped us navigate at every turn and nothing was ever too much trouble. When I consider the service we received from her next to that of other solicitors we've used, there really is no comparison. Needless to say I would not hesitate in recommending their services and Deepa in particular.

Couldn't give a lower rating.... extremely unprofessional. Should have been straightforward with no chain on both sides. But they are unresponsive for 10 weeks to queries; after many phone calls and chaser emails finally got a response; the response was lathargic, factually incorrect response to one query and does not address an urgent request to show proof or redeem a apparently known rent charge owner. Responses communicated back and now again non responsive..... this is going to cost me a lot of time, money and mental energy.
