I am appalled at what I have encountered working with Upper Management Realty. This company is looking to do nothing but make a quick buck. Found a property we fell in love with and proactively reached out. We were advised by one of the leasing agents to apply, which we did on Thursday. On Friday we reached out to see if our application had been approved, and the leasing agent said it should be by EOD. We did not receive an answer. Asked again Saturday morning and did not receive a response. Reached out again on Monday. At this point I was confused as we have clean rental and financial histories, and have always been approved immediately. On Monday morning after paying $80 in application fees, and asking multiple times if our applications have been approved, we were told that the current tenants have decided to stay in their unit. Why do you give tenants the option to change their mind last minute and decide to stay after listing the property and receiving applications that were paid for by prospective tenants? We were ready to sign the lease. All we had to wait on was our application to be approved. We were ready to tour the unit the very second it was available. We applied (and were encouraged to apply by this company) before viewing it because we were set on this rental. We were told there was currently no other applicants or viewings that have been done for it. Apparently, current tenants who can change their minds are now competition on the rental market. This company has wasted so much of our time. We were lead to believe we would get this unit and we decided to pass over other opportunities. They took our money for a rental that wasn’t even available. They are refusing to refund us. All they offered is $10 checks each. We now have to restart our rental search with time running out. To rub salt on the wound, after telling us the unit was not available, the leasing agent text us that the unit would be available again if the current tenants did not sign their lease by the EOD. Thanks for getting our hopes up just to tell us 30 minutes later that the current tenants re-signed their lease. The leasing agent did not apologize for having us apply for a unit and allowing the current tenants to take it back. Instead, they used the excuse that y’all manage 650 properties. They proceeded to send three other properties for us to look at. First of all, why would we want to rent with y’all after this situation? Second of all, the first unit they sent was, quite frankly, disgusting. The second was next to a school and an interstate. The third was $400 over budget. Nothing was done to remedy this situation. That being said, this situation is not the leasing agents fault, but instead, the fault of the company and its policies. Overall, the leasing agent was kind and helpful. If we were beat out by another prospective tenant who applied and signed a lease before us, I would completely understand. But to allow current tenants to take back their word after saying they would vacate after prospective tenants have applied is a terrible way to run a property management company.

Upper Management property management is a first class property management company in New Orleans. I have been with them for over 5 years and continue to be impressed by their stellar rental property management services. Everyone that I have dealt with at the company possesses high level communication skills, they always get back to you and never leave you hanging for answers. Their system is set up to do everything online including list properties, communicate with tenants and receive rents. Whenever there has been a vacancy at my place, the turn around time is within the same month. Their owner's monthly statements are timely and accurate. I am always amazed at how fast they respond to tenants' requests and needs. They are indeed full service with in-house maintenance, custodial and even yard care services. They also have a great network of tradespeople to take care of specialized problems when they arise. Their management fees are extremely fair and there is no way I could continue to own and manage my property without their exceptional assistance. I am very grateful to Upper Management for all they do.

Edit: They sent me a email that only said “ what is your forwarding address?” . They sent me my deposit so as of September they have only stolen $900 from me. No apology for renting me an illegal unit and making me homeless for months. No apology for all of my damaged belongings. Then Olivia texted me to ask why the review was still up, after I received my deposit back. If you rent from them I would avoid properties managed by Lindsay and Tyler, as they knew before I moved in the situation in the building, and have more properties than they can handle. This company stole $1,800 dollars from me. They spent month’s ignoring me, and now they’re ignoring my lawyer. The unit they “rented” me is an extension of the boutique down stairs , and can not legally be rented, or get utilities. I have been dealing with being displaced since April , and it’s august. They will not refund me, or simply move me to another unit. They are extremely unprofessional and plain rude. I had to get my keys from the previous tenant because they couldn’t be bothered to bring them, and it’s been nothing but problems since.

If you live here, don't expect to have maintenance for your basic needs met, and if any maintenance is performed, don't be surprised if they make you pay for it as retaliation. Having rented around the city/area, this is perhaps the worst situation I've been in in terms of maintenance. I moved in four months ago, the washer in an 8-unit building has been broken for the last three months. I called on a biweekly basis after submitting the work order and never received any updates until the last time. Once they actually listened to me, they were able to replace the washer in two weeks, but it still doesn't work because you need an app to pay for turning it on and the QR code was not attached. On top of that, the property company accessed a $130 charge to all of the residents of the building to pay for buying a new washer. This is because the plastic covering of the washer broke and so you couldn't close it, and since there was no one at fault, they made all eight units pay for it. Definition of slum lord tactics and punishing tenants for trying to get basic maintenance done.

Don't expect to get your deposit back. Solid experience as renter (responsive... good with maintenance requests, and good maintenance team) ... until we moved out. Property was extremely dirty when we moved in with trash all over, but no biggie! Always leave a place better than when you found it... So that's what we did. We moved out with the property in better condition than we moved in and we followed their move out instructions exactly, but still had deductions made from our deposit return beyond the scope of the lease. Since, they have been non-responsive to my emails to dispute their bogus deductions. Update: Upper Management has responded to my review so I will update mine. They did return $2,300 in deposits, but I made $3,400 in deposits. They have since been responsive to my responses, and we are in process of trying to resolve the disagreement regarding our deposit. They do refer to claw damage from pets in their response, and I have since provided them a picture from when we moved in that shows that the claw damage existed prior to us moving in.

I needed to move Uptown 2 years ago and was shown the property by Olivia. She was quick to get me qualified and set up in my new place. I love the portal app where I can send in my payments, view any paperwork, renew leases, request maintenance..... All from my phone. Maintenance requests have been very prompt. Dustin, John and all the rest of the crew have been great at repairing my requests. Even with Covid struggles, Cindy got things handled. It is the hot season here in NOLA. I got home last night and noticed my AC had given up the ghost. I sent in a request via the portal at around 11pm on a Sunday. 8 am this Monday morning I had a an AC tech on the phone and a fully functioning AC by 11am!! Big UP, Cindy!! I am sadly leaving the city for a job out of state and I am going to miss my place and the Upper Management team.

Communicative, with a courteous and professional maintenance team. Upper Management is a superior property management company to any I’ve ever dealt with in 20 years of renting. I moved from out of state and their consistent communication made the process less of a hassle than I expected. I had a maintenance issue last weekend when my stove died. By 9 on Monday the maintenance guys were calling me to let me know they were going to fix it. They were ultimately not able to fix the stove but delivered a brand-new appliance Tuesday morning.

Great company! Always quick to respond to their tenants needs and resolve any issues right away. When I first moved in they were very helpful with anything I needed done or fixed. Would literally be there the next day taking care of it. This is my first apartment I have lived in that is ran by a company rather than the owner themselves and I now will never go back. I am a property owner, I hired Upper Management this past summer (July 2023) to manage my property in Uptown, New Orleans. Bernard was very responsive to all my questions and made the transition from my previous property management company smooth. They are professional and attentive to my tenants maintenance requests. They are always on time to send me the easy to read and understand financial statement each month.

Sketchiness and poor communication about doing a live video tour. I communicated that I had an Android but the employee seemed too rushed and disoriented to comprehend. I wouldn't go as far as saying "they don't know how to read" but I was amazed by the shortage of basic comprehension skills. Probably still a decent enough company if you can match your verbal communication with their comprehension level.

Upper management has been my support and maintenance personnel for my rental for the past two years. They have answered ten requests for issues concerning the apartment i rent in the uptown area. A very nice lady named Lindsey always answers promptly and has my problem solved by the end of the day. I truly recommend this company and all there rentals due to the personal interaction their team provides.
